New build flats noise

Hi does anyone know what the sound proofing would be like in a new build flats ? My grandson has SN he screms and shouts quite a bit. DD is thinking about doing a council exchange from an old build flat to a new build. But she's a bit worried the sound proofing may not be great and she would not want to cause upset to neighbours or stress for herself.

I lived in a new build for 8 years and the sound proofing was amazing, but obviously it really depends on the building

New builds depend totally on the builder and the spec, some are much worse than others.

Realistically if her DC is full on screaming and shouting, unless the house is fully soundproofed the neighbours will most likely hear. How is it in the current older flat? I guess lots of soft furnishings could help?

My new build was excellent. A handyman was in my flat, then he went downstairs to do work on theirs. I was playing the guitar with an amp (not super loud, but a decent volume). Handyman came back later and said he and the neighbour couldn't hear a thing.

In the 6 years I lived there, the ONLY time I ever heard anything was when I was sitting in absolute stillness and neighbours' furniture gave an exceptionally loud squeak.

Seems to be ok in the old build .I think its 1930s built. The floors seem to be like concrete. And solid walls.

I'm in a new build house the party walls are fine. But my floors are crap . But that might be because it's a house. A flat might be different as they may sound proof better because it's different house holds.

It will probably be louder than the older build she's in now if it's solid construction because the new builds wont be - even between different properties in the same building 😊

But definitely worth checking on the builder! I know some new build companies have been caught out using different materials / practices in the social housing vs privately owned properties, try checking nothing like that has gone on with the developer of the flats.
