How would you re-set this house layout? FLOOR PLAN PIC INCLUDED!

We are due to move into our new 70's bungalow in the coming weeks, and we are fully
Prepared to have to make changes and a full refurbishment / renovation. It is very, VERY run down.

Here is the floor plan. Can anybody take a look and let me know any adjustments / changes you would recommend? The front is south facing, so the front of the property gets beautiful sunlight but the back not so much.

The utility room is an extension to the property and contains a wet room which we are not particularly keen on. Opposite the wet room there is also a funny serving hatch / window, which I considered knocking through to create a door.

Happy to knock down / rebuild walls etc as needed. It would just be wonderful to get another opinion / some more ideas!

Good point @Sleepychicken - they've not added the sitting room windows to the plan! I've added them to the pic below.

I've also outlined the window in the kitchen. It's a huge window that looks into the hallway, which has the front door opposite. I'd suppose to let some of the south facing light in. It's a typical 70's bungalow, with some of those funny little windows above most of the doorways, too Grin

I think I would move the kitchen next to the utility, where the dining room is. Then open up between the current living and kitchen. Dining space where living is now adjacent to kitchen.
Also maybe remove the wall that creates the corridor next to the current kitchen.

Okay I had a quick Google on the meaning Blush

So it looks out on the front over a small and very quiet residential culdisac. On the garden side it's a cozy, enclosed garden which is not overlooked.

How many of you are going to live there and how many bedrooms do you need? If you can spare a bedroom, I'd knock the kitchen and bedroom into a larger room you can eat in and would then have a large living room.

Just my husband and I, no kids but two dogs.

We could afford to loose a room, but would ideally like to keep the 3 if possible so that we can keep the property's value for potential resale. X

I mean what side of the house faces north and south? This should be the first thing you consider when reconfiguring :)

Oooh, it really depends on your budget. If money was no object, I’d do all open plan at the back of the property & extend it. Lose one bedroom and make the two remaining en-suite with one having also a walk in dressing area. Go into the loft and create one more bedroom in there which also can be an office.

I'd definitely keep the wet room if you have dogs. Or put in a dog tub. They may well come in out of the back garden very muddy.

I don't think I'd do much. Id remove the wetroom and run the kitchen all the way through to French doors at the back. I'd maybe move the kitchen door to where the kitchen to hall windows are so you could have a run units both sides of the kitchen galley style if wide enough, but im not sure it is. I'd knock an arch through where the hatch is to the dining space, or the whole wall.

But then im really not a fan of open plan living. No way would I want my living room on the space currently occupied by the kitchen and losing the hall would be a disaster. Noone wants there outside door coming straight into their living room if avoidable. Of course if you could add a porch onto the front of the house and/swap the door onto the other wall putting the kitchen there could workbut im not sure why you would.

The big question is can you go upwards? And if you can do you still want your master downstairs or is there a space for a madter + ensuite upstairs. If you can that could change everything

This is what I’d do - depends also budget, as knocking out non load bearing walls and rejigging is not necessarily crazy money, but extending etc is. I know you need to have an eye on resale, but look at what others in the street have sold like, you need to love the home you’ll be living in too.

I’d start by putting a kitchen / living room where the two front bedrooms are. And I’d diagonal the front door and window into a nice big triangular porch or to make the hallway bigger inside. I hate front doors in little corners.
