London for young professionals- where to live?

Hi all,

My DD is 26 and looking for somewhere to live in London with her 27 year old partner. They have been working abroad for the last 3 years. DD did go to uni in London, stayed in student accommodation which was really central for her first year then flat shares in Brixton. She stayed in Clapham for her first year after graduating.

They want to be on the night tube as they still do late nights, they have a dog so green space is a must. They both work in finance and make around 70k each so they have a good budget. Ideally they want 2/3 bedrooms. DD will be working near Bank Station and her partner will be near Green Park. They want things to do around them and easy commutes. DD would like a weekend farmers market for example.

Any ideas of areas that may work?

That’s quite an unrealistic wish list, are they wanting a rental?if buying what’s the budget
Wood Green or bounds green Piccadilly line. Ally pally on doorstep. Night tube.farmer marker weekends nearby

It depends on their budget. Off the top of my head and in order of price (though all ofc madly expensive): Swiss Cottage/Belsize Park (For Hampstead Heath, maybe a bit too stuffy depending on what stuff they want nearby); Highbury and Islington (Highbury Fields, good bars, v close to Angel for going out); Blackhorse Road/Walthamstow Central (the former in particular would be a good commute even though further out, marshes for the dog, and lots of young people there now for the breweries etc.).

I would go for Kentish Town, Peckham Rye, or Putney.

They have £500,000 as DD directly inherited from her dads parents when they passed away, plus some savings from both of them.

I think if they were to give up one thing it would probably be the night tube, green space for the dog is absolutely must (they have a border collie/poodle mix who requires a lot of enrichment time).

There is green space almost everywhere. I would work east along from Islington along Elizabeth Line or Central line roughly. Lots of space around Hackney, Walthamstow, Wansted etc. I am not sure of prices for rent but young family members and their friends all seem to be moving to ( or looking in) Angel, De Beauvoir, South Tottenham, wansted, Hackney, Walthamstow , Woodford depending on their budgets. Fantastic transport links now .

I would look north - Queens Park / Kilburn. Or Kensal Rise. There are parks (Queens Park / Roundwood Park, not too far from Hampstead Heath) and farmers markets at Queens Park.

If they lived in Clapham before and they liked it then with a 500k deposit they could afford to buy there.

Why don’t they want to stick with Clapham? It would be interesting to understand what they don’t like about the area to better advise because it would seem to tick all their boxes.
