Garage conversion and fitted kitchen.. am I being overcharged?

I have a bit of money set aside and would like to do home improvements. I’ve received a quote for each of the jobs below and it seems a bit out of my budget. I don’t want to waste anyone’s time making up quotes for me if I just flat out can’t afford it. I just wondered if anyone had had similar jobs done recently and how much it cost you?

  1. garage conversion: existing garage attached to house. Builders would need to replace garage door with a wall and window. Replace back door with a window. Remove asbestos ceiling. Insulate walls and roof. Create a floor over the concrete. Build a wall to separate into 2 rooms.
  2. convert kitchen and dining room into open plan and install new kitchen. This would involve taking down a supporting wall.

what price range would you expect to pay for each of these?

We did similar in 2019 - garage conversion to make a dining room with double doors going out, and the kitchen replacing with a new one and wall taking down to open into what had been the garage. I think it was around £30k including the architect and associated planning fees. If that seems low I will say that our builder wasn’t the best and with hindsight the doors and windows aren’t amazing quality!

My garage conversion has cost about £14k. No idea about a kitchen though!

Basic conversion to plastered walls and fitting kitchen (purchased separately) included floor leveling, replacement of door with a window, knocking through to old kitchen and resiting in the old garage plus supply and fit bifold doors. 17k in 2017

I'd expect all of that to cost around 40k based on what our extension cost us.

Asbestos removal is 🤑, and finishes can load a lot on price underfloor heating? Does the garage need plumbing and heating? Type of flooring? Glazing and insulation? Kitchen can be Howdens or DeVol? I’m afraid your question is a bit how-long-is-a-piece of string OP.
we paid almost 10k a few years ago to remove a load bearing wall (old cottage), steel, engineering bricks and some special cement, 19 (!) bags of self levelling compound to get the floor level. Cheap as chips kitchen on top and I bought the Amtico off ebay.

Our garage conversion was about 20k a couple of years ago. It was a double garage converted to one living room, door bricked up and a bay window put in and two smaller side windows. Seems like yours probably is double too if you're having it divided in two.

Our current small single garage conversion is costing £20k without electrics, windows and doors or the fee for building regs. One stud wall to form a large cupboard.

We did the second half of your quote 5 years ago but it wasn't a supporting wall so add for the steel needed- it was approx 20k, Magnet kitchen fitted by our fitter, Silestone worktops and all new appliances including american fridge freezer, integrated didhwasher, hob, double oven. Large island, units in kitchen and small utility. Room all replastered and decorated and new lighting fitted. HTH
