Renting guarantor

I’m trying to rent a property. I’ve been a good tenant in other places for 15 years, have a good income and references. However I have a CCJ from four years ago which is fully satisfied. However when applying for properties I’m asked for a guarantor every time. I don’t have one! I have no one I can use for this. I could dip into savings and pay a few months rent in advance which I’ve offered but still get rejected as I don’t have a guarantor.

what do I do?!

I don’t get it either, if they are happy to chase another adult legally who signs a form to pay rent why wouldn’t they chase you who has also signed a form saying you will pay the rent!

Could you pay 4/6 months in advance then in 4/6m pay the next lot? That way you will never owe them any rent.

Rental guarantors are increasingly being required. I ended up agreeing to be one for someone I know (she works for me) as it seemed genuinely like she wouldn't get anywhere to live with her family if she didn't have a guarantor. It is not a very comfortable position to be in, it wouldn't take much eg for her husband to lose his job and then i might end up tied to a defaulting rent etc. I'd hoped that after a year or so of them renting successfully then i would be released but there is no such clause.
anyway - doesn't help the op. But I don't get the impression that many people offering rental want to do deals without guarantors.

I'm a LL and I've never asked for a guarantor. I want to be able to trust the person who signs the contract. I'd definitely accept 3 months rent in advance. I'd not rent to anyone with a CCJ in the last 6 years though under any circumstances, because, I don't need to take that risk, because there are so many people wanting to rent each property that becomes available.
