Nice areas in East Midlands to live

Hi we are looking to move to
either Nottingham, Lincoln or Derbyshire but are looking for some advice re nice areas with a budget of around £210k? My daughter is also moving with her husband and 2 kids with a smaller budget of £180k. Used to
live in Notts so know some nice areas like Beeston, Wedt Bridgford etc but can’t afford that. I am not sure about Carlton, Giltbrook, Eastwood, Kimberly etc and no idea about Lincolnshire and parts of Derbyshire. Thanks in advance.

For that budget I think Notts is out of reach sadly now

I drive through Kimberley regularly and it has a really nice High Street, other than that I don’t know much about the area

Thanks. I should clarify: I know there are houses available in Kimberly, Giltbrook, Carlton, Long Eaton, Eastwood, Arnold, Hucknall within our price range but I’m just not sure what those areas are like? Thanks

I live in west bridgford and if my budget was similar I'd look at Ruddington, East Leake, Radcliffe on Trent and possibly Cotgrave

Most of the areas you've mentioned are just OK. They're not great, but not dire. I live in Ilkeston which I'd avoid, I know Long Eaton well too, it's slightly better but nothing to write home about.

Some of the villages in north Notts are nice and affordable, Pinxton and surrounds are nice as long as you don't get too close to Kirkby.

As for Derbyshire, it's OK around the Castle Donington area but you're very close to the airport. Also places like Breaston, Draycott but not sure how in budget they are. Littleover and surrounds are nice I believe.

I don't know Lincoln.

What about the area in and around Retford. Budget will be great there.
Lovely countryside, good transport links on rail and A1.

My niece used to live in Radcliffe on Trent and that always seemed fine to me. The school her DC attended was really good through COVID. When many schools sent virtually no work home for kids to do her kids got sent work to do everyday and online lessons in first lockdown.

Breaston and Draycott might be an option. This map shows property prices and there seems to be a fair amount for sale from £150-200k (though I can't see how many bedrooms you get for this). Might help you scope out areas. Good luck house hunting.

Some areas south of Nottingham (e.g. East Leake) are under the EMA flight path. Be sure to check.

Would Chesterfield work for you? I know people aren't always keen, but I've got family there and they like it. Parts are run down, but its right on the edge of the peaks and I've always felt it had a nicer feel than places like Mansfield and Hucknall. On a good trainline too. You should also have options within your budgets there.

Yes I agree Chesterfield has a good vibe. Long Eaton has nothing to do. Supermarkets and pubs mainly lol. Very bland!

I live in Long Eaton in one of the more expensive roads a 3 bed semi would be over 300k, there are quite a few grim areas in each of those places you have mentioned. No way would you get something decent in Breaston for that price. Also bottom end of LE and also Sawley are on flood plains, defences are better these days but some bits of town flooded recently, not much but some plus some bits of Breaston again not many but some flooded. Schools are over subscribed currently, I know someone appealing currently. There have been a few awful violent incidences in Ilkeston.

It's all just opinion tho as I lived in Pinxton and it was awful. Awful schools here my children were bullied fur wanting to learn.

Yeah, I've never lived in Pinxton but it always seemed nice when I've visited (family there)

Used to live just outside Chesterfield but not for some time. Places like Walton, Somersall and Wingerworth are really nice but not sure about the budget required these days.

Selston has good and bad areas too but if schools are a priority, avoid avoid avoid - the secondary is appalling

Agreed, I wouldn't call either of those places "very nice" personally!

Perceived but in reality much is very nice. I looked further into Derbyshire in the past and prices have seriously risen! As have much of Leicestershire, Lincolnshire still has some reasonable prices

I’d move to Belper in a heartbeat. Duffield also nice. I live in West Hallam near Ilkeston and it’s pretty good here.

Leicestershire is the nicest part in my view. Now THAT is classy in the main. But probably more pricey.
