Party Wall Act - talk me through this please

Next door new neighbours have planning permission approved - no objections from us.

A party wall agreement is needed - so I understand.

They've sent us this message:

"Our preference is to use ### Surveyors.

However, in the event that you decide to "dissent" under the Party Wall Act, would you also be happy for him to act for you as "agreed surveyor" in order to simplify matters and keep our costs down?"

My question is : is it better to have 2 separate surveyors for impartiality or 1 surveyor for simplicity?

DF has had trouble with this and I’m fairly sure he had his own.

My view would be that it's always better to get your own advisors. Is the neighbour paying your costs?

So we've just been through this as we're starting a build this week. You can either discuss the proposal directly with the party wall surveyor they've instructed (they don't actually work for anyone, they're independent) or you can find and instruct your own who will liaise and eventually come to an agreement with the one that your neighbours are using.

Why is one needed? Are they building within 3 mtrs of your foundations/boundary?

If you want your own and live London - South West I can recommend a really good one.
