Bedrooms with en-suite

I live in a modern 3 bedroomed house, by myself, have an upstairs bathroom, loo, washbasin and a combined shower bath, fairly high-end, plus a downstairs loo and wash basin.

I know there is no need for en-sute, especially on my own, but I am the only person among my relatives who has never had one, or got one.

Are they a make or break decision maker that people consider when buying and selling houses these days, as so many houses these days are en-suite?

Do any of you know of any downsides to en-suites or never wanted one?

I value your input.

I think it would be well worth doing if you are thinking of selling in the future- a 3 bed house with that option plus downstairs loo would be attractive to families

Downsides are quite often they're too small to be comfortable and some of them are poorly ventilated

In a small 3 bed house I would probably prefer more storage space, we have an older house which never really had en suites and prefer having a bigger bedroom, bathroom is next door anyway and another toilet downstairs

The only thing for me is that none of the bedrooms are large, although my house is otherwise a superb house in the best plot where I am.

Many people tell me so, plus I bought it for the overall house and the plot and best view and quiet plot.

Not that I am looking at selling.

I am curious as to whether non en-suite is a definite turn off!

I hate them, who wants to go to the loo so close to your bedroom. Privacy is a thing. I'd not buy a house where that was the main option.

I'd prefer another bathroom in a 3 bed house - a family bathroom and then a separate smaller en suite. Nicer if you have guests or children. We are, admittedly, spoilt by having a 3 bed house with 3 bathrooms and a separate loo!

I would not want one. And would factor in the cost of removal if making an offer.

I don’t think it will influence resale, but check with a local estate agent.

I can see it can be a useful way to fit in a shower room, but find the idea of using the loo right next to the bed (assuming you have a partner it in) unappealing.

I can't be the only person in the country who doesn't get the obsession with en suites. I look at new-builds where the 3rd bedroom is minute owing to an ensuite being crammed in when there is already a downstairs loo as well as a family bathroom.

So no, I'd rather not have an en suite if I was buying a 3-bedroomed house - unless the house was big enough that nothing felt cramped and the en suite had an actual window.

I love having an en-suite and have had them fitted in two houses that didn't have them.

I need the loo several times a night and like being able to slip out of bed and straight for a wee without worrying about putting on a dressing gown etc

You may feel different when you are older OP

My mother has en-suites with a couple of her 5 bedrooms, but she has a very large house and they are like a separate room, aside from the bedroom itself, rather than in the bedroom, if that makes sense!

All my 3 bedrooms are a decent size, but not huge.

Even my third bedroom is bigger than you'd expect, but some may say it would be a shame to lose the space.

It's different in a large house having one, it sounds fine in a 5 bed, it would put me off in a small house.

I love my ensuite...we sleep in an attic conversion. There's a family bathroom on the 1st floor and a shower room/ wc on the ground floor.
We are downsizing next year and I definitely want an ensuite!

I'm not a fan of en suites although with 4 bedrooms ; 2 bathrooms or a bathroom plus shower room would be nice. With 3 bedrooms I don't think it is necessary and particularly not if it means compromising on space or storage.

I love my en-suite and would defo factor it in to any future property purchase.

I've had a tiny en-suite that only just fit the toilet in at one end and the smallest shower possible at the other, with about 80cm of floor space. It was fine, usable with the door open in to the bedroom and it meant I could shower and still see my baby on the bed.

Now I'm older, I'm up 2-3 times in the night. I sleep with not much on and I don't like to open my eyes fully, as if it will jinx me getting back to sleep. 2 steps away from my bed and in to my, now larger, en suite is perfect.

Men make it stinky and stink out the bedroom too, so DH is banned from using it. In return, I don't use the main bathroom, DH and DS can leave the seat up to their hearts content. I won't clean their bathroom either. Wink

I would prefer a second shower facility but that could also be downstairs. Friends have their downstairs toilet extended and other built a utility room/shower room extension which I find more useful than an en-suite.

In most modern 3-bedroom houses, the rooms are so tiny, an ensuite is taking too much space away. Storage is already bad, so I would most likely budget to rip it out and use it for storage than embrace it.

Add the often badly ventilation, noise level (I always wake up when DH needs the loo when staying in a hotel overnight) and tiny shower size and I can't see any positive reason for it.

I love my en suite, especially when we have guests as it's not obvious when I'm going to the bathroom. I love the fact I can shut my bedroom door and not have to leave it to go to the toilet!
It wouldn't be a make or break but I do love it

We have an ensuite in our bedroom. We have 3 double bedrooms on one floor and then another on the floor above. The rooms are not huge, but can fit wardrobes, chest of drawers etc.

It's a definite plus for us as the kids turn into tweens/teens. Sorry if I missed it, but would it have a window in it? Good ventilation is a must..

Rather have the extra space than an en-suite. If space wasn't a problem, an en-suite in the guest bedroom would be my preference. Don't need to clean it so often and gives guests more privacy.

We have an annex for guests which has a bathroom so they wouldn't be in the main house anyway but if guests were staying in your house then one would be useful in the guest bedroom I guess

We have an en-suite. I’m a bit meh about them though and it wasn’t a factor in buying the house… it just happened to come with the house we liked.

Pros are during pregnancy needing a wee every two hours in the night and morning sickness it was very useful!! When we have people come to stay it’s nice because we can offer the main bathroom as exclusively for them.

Cons are that if the en-suite wasn’t there our bedroom would be a lot bigger! Sometimes I think I’d rather lose it and have a bigger bedroom provided I can get a shower in downstairs - which I think we could. The en-suite would also make a lovely walk on wardrobe as well - it’s quite big and square. We plan to move in the next 2-3 years so probably won’t do this but our next house en-suite isn’t a deal breaker.

I dislike en-suites and they would put me off. Who wants a smelly loo in their bedroom? Who wants a man's bodily functions at full volume in their bedroom? No thanks

Also, so many people have ruined nicely proportioned bedrooms by cramming an ensuite into one corner, rendering both rooms uncomfortably small?

I added an extra bathroom to our last house by converting the smallest bedroom which was too small for anything other than a cotbed, but it opened onto the landing.

We are currently house hunting and in a 3 bedroom house I want two bathrooms. I’m not bothered about either of them being en-suite though.
