I work in Liverpool city centre and I'm looking to buy a 1-2 bed property in Merseyside within the next year, I have a rough idea of good/bad areas but I've never lived in Merseyside before.
Honestly not bothered about the area as long as it has good transport links and it is safe. Basically not somewhere very dangerous.. not bothered if it's a little run down.
Budget is honestly the lower the better. I can probably afford up to 90k but would prefer lower if possible. Been looking at Bootle as it's only a couple of stops away on the Merseyrail.
Would probably like to be within 30 mins of Liverpool.. have colleagues commuting from Chester but it's a bit too far out for me. Just wondering if anyone can advise on areas? I know Aigburth is meant to be nice.

Aigburth is nice but will be expensive.
There are parts of Toxteth on the edge of Aigburth which are nice and it's a short walk into town.
Bootle would be an absolute no for me.
Allerton, and Cressington lovely but I doubt in your budget.
Have a look at some areas of Garston (L19) and some Wavertree (L15). Generally avoid North Liverpool.
If you would go a little further out, Hunts cross, Halewood and Childwall would be worth looking at and have good train links.

We looked at a few in Halewood because you do get a lot more for your money. Really good for motorway and train station there too. Don't know if you have to consider schools OP but there are some outstanding primaries in Halewood.

How about Waterloo? You may find a flat at that price and brilliantly linked to a Liverpool and right by the beach. It's really not a bad area at all. Otherwise Seaforth and Litherland,a bit rougher round the edges but bits bordering Waterloo may be better. St Helen's used to be cheap but not sure about the areas or links to Liverpool.

I live in Wirral, about 15 mins walk/ 5 mins drive from a Merseyrail station. I work in the city centre and it’s (usually ) a very smooth commute, I can be door to door in about 35 mins if I drive and time it right.
I’m afraid £90k won’t get you much in beach areas though .

I would consider Kirkby its up and coming area with 2 train stations less then 20 minutes to central on the train. I would also consider Waterloo/crosby area. They have a beach and some fab bars. And again a train station. Probably about 20 mins to town from there too.

You wouldn’t get anything in the beachy areas for £90K (West Kirby/Thurstaston/Hoylake/Meols) but you’d probably get a studio/one bed in Wallasey or Seacombe.

With such a tiny budget your choices will be quite limited. Maybe Garston or Litherland. If you’d look as far as Huyton you’ll get more for your money, or Birkenhead but they’re not great areas tbh.

Agree. You might find something in Prenton as a nicer part of Birkenhead but transport links aren’t as good to Liverpool. Maybe New Brighton?

Thank you. I think Southport might be a bit too far out for my liking, what is bad about Bootle just out of interest? I've heard mixed things.
I don't mind going as far as Huyton, I'm happy with anything 30 mins or under on the train to central Liverpool.

New Brighton is a good shout! I’ve got a few friends there who love it, and only 20 minutes to the city centre by train.

Definitely New Brighton on the Wirral. Go on Rightmove and put £90,000 max price and a 1 mile radius. There are tons of places.

To get into Liverpool City centre in rush hour in 30 mins you either need to live close to train station so merserail or one of the mainline ones, or live in inner city areas e.g. Toxteth, edge hill.

Driving or bus will take long than 30 mins from majority of suburbs.

Thank you! I don't mind if buses are a bit longer. Thanks for all the suggestions.. I've looked on Rightmove and many seem to be auction/investment buyers with no way to filter out :(

I grew up in Halewood and my dad still lives there. I would avoid it like the plague. The village is mostly ok but you wouldn't get anything for your budget there so you'd be likely looking at Leathers Lane or Torrington Drive area and they are not nice places to live.

Bootle is very, very rough - don’t consider it. I grew up there. Lots of dodgy council estates, litter and crime.

I'm in North Liverpool, Waterloo, and it's lovely round here. Loads of independent shops and cafes, restaurants. But £90k won't get you anything here, there's some flats starting at £70k at auction but they are tenanted and originally sold for around £200k. I used to work in Brunswick and you can get there in a car/cab in less 30 mins in rush hour now, was never possible before covid.

I don't think Bootle is that bad, some parts are fine. But then it's very like the area I lived in London, where 2 bed terraces are now going for £400k, so all depends on what you are used to.

You might find something Seaforth/Litherland way.

There are a few properties in New Brighton within your budget. Plenty of worse areas out there.
