Love it or list it - without going on TV!

I need help! I need Kirsty Allsop but without going on TV.

I want someone to come to my house, me to tell them a budget and what I want, and them to tell me what my budget can buy and what to prioritise for future value, as well as best value ways to add storage and decorate, etc.

What am I looking for if I am googling? I don't think it is purely an architect or builder - but may be it is?

Post your floor plan and get people here to do the love it bit.

Trawl right move for examples locally in similar houses that have layouts that look good. look at what they're listed for Vs houses with your layout.

I swear most of the 'love it' advice is chuck all your belongings into a skip though.

Could you try to ' love it , or list it ' yourself ?

What do you like about houses / see in your friends houses you like ?
Bigger kitchen , a utility room , open plan , different configuration of rooms etc ?

Maybe look at houses for sale that match your homes size in your area to see what they've done to theirs .

Ask yourself if you actually enjoy living there ? Is it a good location , are your kids happy in the school , is it easy to get to work , has it for good facilities around it etc ?

Then if it's love it ( and as they do on tv have the odd 50k to spend ! ) turn it into your dream home .

Job done .

Thanks both. We actually do have plans drawn up but they are too expensive, so they need a rethink. We live in the SE and every time you go near a builder, they seem to think we have a six figure sun to spare (we don't!!)

I suppose I need someone to chat to locally re what to prioritise from a value perspective- and to tell me what's reasonable cost-wise for a build. May be an estate agent could help...

Posting a floor plan on here of what you have and your plans and asking for ideas of a scaled down version is a really good idea.

Things that are expensive - removing supporting walls, extensions, moving plumbing.
