To feel a bit disappointed by our house valuation

We had our 3 bedroom 2 bathroom house valued, we have owned it 9 years and paid 91k for it and today its been valued at 160-165k now its a good profit dont get me wrong and everything has been replaced redecorated, new roof, kitchen bathrooms, damp work ect . No idea what we have spent over the years but most of the work we done our selfs

I just feel deflated for sure there's nothing out on the market for the price or around it for the size we like or location
I love our little home its like a tarid small on the outside spacious on the inside I really thought it would be more than the estimate

Why do you want to move? In general, unless you are downsizing you would not expect to find something you like for the same price, you'd have to add some more money.

Price mostly comes down to size and location, the state of the place makes surprisingly little difference.

That’s disappointing. Did you consider getting another agent to value the property?

Are there other similar properties in your street… have you hit a “ceiling” for the road you live on?

@CatherinedeBourgh bigger rooms for the kids, bigger garden closer to childrens school. We don't mind adding towards the cost however still can't find much that we like

Hello just to say the housing market is quite depressed price wise at the moment. We got a house valuation around the time the Liz Truss sinking the economy happened and looking at what house prices in our area now, we have "lost" at least 10% of the value of our property in the past year (admittedly we were in quite an overheated local market at the time). If you don't have to move at the moment, you may find your property is worth more when the market is more buoyant.

There’s a maximum price that an area, or a road, will attract. So if you live in a road where the houses are selling for £150K for example and you are asking £160K for a property in the same condition, in the same road, you’ve exceeded the ceiling price and it would have to be something really really special to attract that premium.

If most houses are three bed and you extend to add on another bed, or utility, or conservatory, you might not recoup the money spent because again, you’ve exceeded the ceiling price for the road.
