Probably not the right place but would be interested to hear what anyone else would do.

Neighbouring property to ours is an HMO. I'm not sure how legal or not it is but it is extremely run down and never looked after.

The last few months, the neighbours have started collecting commercial waste and there is just this huge mound of waste which we can see from our place but is also causing damage to fencing separating our properties.

Can't get anything out of the neighbours themselves. Have obtained plans from land registry and tried to contact the freeholder - who has ignored me. Tried calling the letting agent who was previously involved in letting it - he was deeply unpleasant. Have left a complaint with the council - that'll take months to come back, have called environmental health - they referred me to an anti-social behaviour section of the council who won't pick up the phone. I've emailed them but no idea when / if I'll hear.

I have no idea what else to do. Picture attached.

Council. Keep trying, that’s outrageous. You can find out who the landlord is on the land registry for a few quid.

That’s horrific. I just had a brief look at reporting flytipping and illegal waste and you can report to Crimestoppers for running a waste site without a permit, which it would seem like this might fall under?

If the fly tipping report doesn't work, then you may just have to be relentless with the council and your local MP. Sadly.

Get your local MP on the case. Email the pictures to him/her . I would be tempted to get the local press involved as well (anonymously of course)

I would also be checking up on the HMO status, you have to have a licence for those these days and the regulations required to meet one are very tight from a health and safety POV. Councils tend to take a dim view of landlords who don’t have licenses.

Do you know how I'd go about doing that? Is that another council thing?

Yes, just Google unlicensed HMO and the name of your local council. Most have an online form you can fill in.

If you contact your local councillor, it will not take months to resolve. Their tel no is on your local councils' website.

I suggest you include photos too, the one you posted is excellent because this image paints a thousand words and rats could be attracted to it and cause another plague.

I think they will send a van, clear it all, deal with vermin and bill the landlord or tennants. Ask them about the fencing if it needs repair or replaced because you should definatly not be billed for that.
