I need a kitchenette sink unit thing without mains plumbing. Is this possible?

It’s for an Airbnb loft conversion and to get a proper kitchenette up there would mean busting up the bathroom. I have a job and fridge and microwave and a place to labia, but the sink is what’s foxing me. Ideas please.

Most things are possible but it could cost quite a lot and could mean a lot of work. It all depends where your main waste stack is in conjunction to the loft etc......

I’ve just had a thought. You can get macerators for toilets. They “mush and pump” waste through much narrower pipes that can down through a house to the sewer. So it’s possible you could have the same for a sink. I think the waste would go into a tank then press a button for pump and it empties. A plumber might be able to tell you if it’s doable.

Having lived with a macerator toilet for a year I would strongly recommend avoiding them. Very unreliable and not fun when they go wrong.

Does the conversion have an ensuite ?

If so, why can't you connect it up to that, plumbing wise?

If not, they'll have to go into the rest of the house for the bathroom so I'd probably lower the price and make clear there's a microwave and fridge but they'll need to wash up in the kitchen.

Can you get a plumber out to look? You say it would mean damage to the bathroom to connect there - are the pipes behind tiled walls? If so, could a hole be made on the other side of the wall and access the pipes that way, then just patch the plasterboard and skim? Or go under the floor?

A plumber might be able to see and easy way of sorting it out.

If you've water in the room for an en suite it shouldn't be a huge job to fit a sink in the room

Thank you. I was racking my brain and couldn’t remember Saniflow.

OP, it won’t work quite the same as a toilet, they are a pain as app said. This is just water from a sink so it’s just the pump you need to move it through the narrower pipes. A plumber might even say you don’t need a pump and gravity will do it. I love a house problem.

I'm sure what you are proposing won't satisfy building regulations and/or planning permission.

I've heard that Air bnb rules are going to have to satisfy similar requirements to those of HMOs.

i don’t need planning permission for this and as far as regs go, it’s the extraction of fumes and fire escape which are the focus, and they’re fine. And I’m not selling either so hardly a huge issue anyway.

Have you got a link to the HMO thing?

The bathroom isn’t en-suite, it’s accessible from both bedrooms.

No doubt you'll be charging handsomely for guests to stay there op, you're going to have to invest up front unless you're only going to be charging as if they were camping out...

I currently charge the market rate for rooms in a house with no main kitchen access. I could charge a lot more with a kitchenette.

If I turned up to stay in a place where the ‘kitchen area’ didn’t have a proper plumber in hot water supply and drain I’d be pretty annoyed. Do you expect guests will wash up in cold water?

Not what you asked, but worth saying - pretty sure as soon as you add a kitchen it can become a separate dwelling for council tax purposes ie you pay again. Used to be the case so best to check.

Macerators are really for when you can't have a full sized drainage pipe (e.g. putting in an ensuite where there is no outside wall or where you are not near drainage with no room for a the large pipe) and/or because you have to pump the waste out as you don't have enough fall on a waste pipe/are working against gravity (our situation, have one in a basement). There is only a very small tank you still need a (narrower) waste pipe.

In this case you still need at least a cold water feed. You might need a macerator if you try to join up with internal waste pipes and don't have room in the floor/walls or can't get the fall.

If you want to make money this way you'll really have to invest a little OP. Have you had anyone in to quote? Worth knowing what the cost will actually be then you can work out how soon you'll have cleared that initial pay out...

i thought that there may be some way to accommodate guest requests for somewhere to get a snack and have a labia and a bite to eat. But yes, I need to get a quote from a proper kitchen fitter type/builder/urologist and throw cash at it perhaps.
