Relocating to East Sussex - advice needed pls

Hello

We are relocating from the North and need help figuring out where we should live.
Looking for somewhere no further than 1 hrs drive to Hailsham
Top budget is 800k, 3 beds
Need options for sixth form, independent or state
A town or city where a non driving family member won’t feel lost without a car, so near a town centre (15 min walk is fine)
Good for teenagers
Safe but with some atmosphere, cafes shops etc
Would like off road parking and or a garage
So far considering Eastbourne, Worthing but not sure. Like the look of Lewes and Tunbridge Wells, very expensive but look great for non driver and teenager.

Don’t know the area at all and is a huge move for us. Any advice or areas to look at or avoid would be gratefully received.

Gosh I'm really surprised by this ... Eastbourne is really sleepy .. the Meads is beautiful but gosh your child will be so bored !
Lewes, as mentioned upthread is far livelier - I have teens 15-19 who are always out in Lewes ...

Second this Hastings is a shithole Lots of crackheads major drug problems. I've found Needles in play parks.

@Calliope23 this is my fear. We are taking them away from where they know, so I want to get it right. Where in Lewes would you recommend for about a 15 min walk into the centre (car not an option)? If we had a higher budget, I would go for Lewes but we are stuck at around 800/825k. Thank you

Not a direct recommendation but DP’s teenage nephew is in Uckfield and seems to love it. Goes over to Brighton quite a lot (although I’m not sure if there’s a driver in his friendship group) and it seems pretty well served by public transport whenever I’ve noticed the destination on buses round there. (We live in Essex where the buses are shite!)

We are near Uckfield and it is fine. Decent secondary school (with 6th form), cinema, a few cafes and shops. Much cheaper than Lewes. All the independent schools have bus services that pick up in Uckfield.
End of the train line so fine (albeit slow and infrequent) if you want to go to London. Buses to Lewes/Eastbourne/Brighton/TW and Haywards Heath- mostly one an hour, rubbish in the evenings and weekends. I end up driving my teens to Lewes so they can get the train to Brighton. Taxis extortionate!

@Bleepbloopbluurp will put on the list to visit. Great info though. It’s tricky when having to think with no car, public transport and walking need to be a priority.

@Mummysalwaysright thinking about schools is coming to an end now. Last one needs sixth form, so don’t need to consider primary or secondary schools, thank god. Will look at Forest Row. Thank you

I grew up in this area. Heathfield, which hasn’t been mentioned yet, is nice and has a good secondary school, but its ‘town centre’ really stretches the definition of the word! I would avoid villages like Mayfield if you have teenagers and non-drivers, as public transport is poor (or it was in my day). Rural East Sussex is not a great place to be a teenager to be honest as you are entirely reliant on your parents to ferry you around. You are best off looking in or very near Lewes, Eastbourne or Tunbridge Wells as others have said. Hastings has some nice bits, but other areas very run down and a major drug problem. The schools never used to be great either (not sure what they’re like now).

Uckfield and Polegate both have stations but are quieter .. there's a buzz to Lewes ...

Your budget should be ok for Lewes tho ...

Haywards Heath has a 6th form in the town but students also go Brighton (Varndean or BHASVIC) or Horsham (Collyers) amongst others. Independents are also available. It's 15 mins on the train to Brighton which is where my DS(14) and his friends tend to go. Plenty of bars and restaurants and as a PP mentioned, around a 45min drive from Hailsham.

The surrounding villages of Cuckfield and Lindfield are lovely, but I am not sure if they would be lively enough for your non-driver, and possibly a little bit more than a 15minute walk to Haywards Heath.

Hastings is very up and coming. Mentioned in the best places to live list

I moved from London to Hastings because it is so walkable - that was a priority for me as I don't drive.

@bookworm14 thank you. If it wasn’t for non driver, we would definitely be looking at a village. Like you say Heathfield may be too quiet although looks lovely.

@Catsandfelix depending on where you are in Cuckfield / Lindfield, then Haywards Heath town is definitely walkable. You'd just need to be the right side of each village. But both are quite large villages with pubs, shops, cafes, parks etc so may be enough without the "town" of Haywards Heath.

I work in Lewes, it is lovely and the teenagers all seem very well behaved and polite. Lots get the train to Brighton for college although Lewes does have a college too. If you do take the plunge and buy in Hastings/ St Leonards on Sea your DCs could go to the grammars in T'wells or Ashford. Because of this the secondary schools/ sixth form offer in the East part of the county is truly dire. Even the independent options aren't great tbh.
