Has anyone had a new kitchen or bathroom recently?
Are prices as mad as I keep hearing about?
I’m about to buy a house that’s in a good location but has had nothing done to it since the 70’s and I have about £20k for a new kitchen, bathroom and to carpet/laminate flooring throughout?
The house also needs a new electrical fuse box.
Windows are good and they did fit a new boiler around 10 yrs ago.

Am I fooling myself?

Additional info - I’m in Scotland and it’s a 3 bed detached.

Any advice gratefully received 😊

We're just about finished with renovating a 70s 3 bed semi (northen England). Full rewire with new fuse box was £8000, carpet/ lino/ LVT throughout £5400. Thought we'd have enough for a new kitchen and bathroom but they're a little while off yet..

There are cheaper ways of doing kitchens and bathrooms though, like freestanding units in the kitchen.

I know you only mentioned new fuse box but you might need a rewire if they've not been touched since the 70s - the wiring in ours was deemed unsafe in an electrical report. Crazy how expensive these things are!

Thanks DangleDonkey, yes hadn’t thought that whole place might need rewiring. And £8k?? That’s mad 😳

I’m just still weighing up that it’s a good price but may need lots of work.

The kitchen is small but I’m sure will still cost a bit to get it looking good.

Pilates The good thing is the windows look relatively new and sound.

The boiler is a combi that was installed about 10 yrs ago. So hopefully still ok 😊

It's all gone up since last year. The cost of materials this year is insane compared to last year.

It depends if you know people in the trade can bring prices down. I managed to source all I needed for kitchen so only needed to pay fitters whole lot cost me just under 5k but that included replacing all flooring downstairs.

the electrics will set you back the most as you need them done correctly and signed off.

Thanks for advice. Lots to think about.

I’m viewing the house for the second time tomorrow and will ask about the electrics. Maybe need to get a sparky in there to look at the wiring and quote to get it up to standard ⚡️
