Rent Maths question

Ok so I have a lodger who is moving out on 20th of this month. He normally pays his rent 1 month in advance on 11th of every month.
So I need to charge him for 10 days basically.
Would you work it out based on how many days there are in May or would you do some other trickery with fractions? 😎

Unless you've already agreed to pro-rata the rent, I would have expected to pay a full month if I moved out mid month.

But to your question, yes you would work out the daily rate based on the number of days in May, then x 10 for 10 days.

Thanks both. He pays £600 per month.
Re: charging him the whole month - I should do but I have actually asked him to move out (although it is also the end of our contract on 19th anyway)

to just add - the reason I have asked him to not extend his contract is because I have someone else who really wants the room and only wants to stay with someone they know (think young person, new to area/country etc)
I guess this is kind of irrelevant because his contract ends on 19th anyway but you know... he is happy here and doesn't want to leave but I have given my word to other person coming

yes I guess so - it was going to be up to 19th and now he's added the extra day... I am not really that terrible at maths - just terrible at asking people for money 😂

No I'd say it's £600/31* 9 which is £174.20

600 x 12 =7200÷365=19.73x10=197.30

Monthly rent x 12 months gives year. Divide by 365 for daily rate x10 for 10 days.
Therefore £197.30 covers the 10 days

@emark this is the correct way to do it. I work for an estate agent and this is how it's calculated. If you use the monthly way it will give a higher figure usually.

Great - I’ll stick with this thanks
I just know he’s going to query it ( because he told me his last landlord charged him for the day he moved out and he argued about that 🙄. now I can show him the maths workings 👍if he starts

We always charge including the day of move out. As their stuff is still there and it cannot be occupied by anyone else that day.

I am a landlord, this is how we do it with our tenants

I'm a LL and never charge for day they move out because they won't be sleeping there that night. I charge for nights slept like CMS does.

What if they don't move out till the afternoon or it takes them all day to move - you can't let anyone else have the room that day
If my lodger said to me for example - I have a van booked for 7.30am and I will be all out by 9am then I maybe wouldn't charge but I still need to deep clean the room and take any bedding, duvets pillows etc to launderette for cleaning and deal with any possible breakages or damage to carpet etc
I don't pry in their room so I have no idea of the state of it at all until they leave

Jeez quibbling over 1 day and whether to charge them depending on what time they leave seems a big mean to me. Are you really that desperate for the cash?
