Where to live to work in London Bridge?

You all seem to be good at these London property location queries so hoping for suggestions for my sister (single, early 50s) who is moving back to UK for a job near London Bridge. Rough rental budget of £1,750pm or ideally to buy (budget approx £300K)?? Doesn't know how to balance commute versus lifestyle? We are in NE so can't advise. Any guidance on areas to look or other aspects to consider much appreciated!

Does she have any idea about what kind of neighbourhood she wants to be in? Would she prefer to be near the river or parks for example, or somewhere more urban.. does she want private outdoor space, does commuting time and method matter? Depends what is important to her? London Bridge is very well connected from pretty much anywhere, commuting wise.

Dartford ? 45 mins straight into London Bridge and you can use oyster all the way
im in a four bed semi for £1600 pm

And if she wants to buy for £300k and have somewhere nice then she will probably have to accept a commute of an hour-1.5hrs (take rail fare into account too), Kent would work. She will be able to rent a much nicer apartment for £1750 pm in London and close to work than she can buy for £300k

She's living more rurally now so preferably parks / green space nearby. Probably bus / overland train / walking as opposed to long crowded tube commute. She'd love private outdoor space I'm sure if that's affordable.

Thameslink trains run through London Bridge so she could look around stations on that line.

This is in Sydenham. Easy train to LB on southern trains or to Canary Wharf on overground (couple of tube stops to LB)

Has crystal place park nearby. Beckenham place park is also very accessible. This place is between both Sydenham and Penge east stations

What uneasy said. To rent a one or (with the right wind behind you) two bed place in NXG, Brockley etc, and she’d be at London Bridge in about 10 minutes.

Could look at Shadwell or Limehouse / isle of dogs, slightly east. Not sure you'd be able to get anything for 300k but rental more affordable.

Depends what kind of lifestyle she wants - I would suggest renting first. London Bridge is easily accessible by tube from loads of areas centrally if she really wants to do London. But if she wants to retain a bit of green and be around people her own age looking at se London which tends to be cheaper is good, Bromley is very green and an easy drive to Kent countryside. Beckenham their and Crystal Palace have a market town feel but then only 20 mins over ground to central London

She could rent a nice flat in Chelsfield. Semi rural feel as right on the edge of the greenbelt, but a mile or so from Orpington for amenities plus easy access to Sevenoaks. 22 minutes to London Bridge at rush hour.

Caterham/Whyteleafe/Kenley is on the London Bridge line and is very close to open countryside. You can easily get a flat for £300, possibly with garden space.

She could look on the other side of the M25. Places like Haywood's Heath are greener and have a quick commute to London Bridge.

How many days does she need to be in the office for?

I was going to suggest this too. You can buy a flat for £300k in Chelsfield or Orpington.

i agree with a pp about what her lifestyle priorities are. Would she rather be closer to central London, shorter commute and accept a lesser property?

Or a nicer place that comes with a commute and less ‘London’ vibe.

I used to live in Balham (on the Northern Line) and tube straight into London Bridge. Sometimes I would walk in (about 5.5 miles).

Balham is split over two Boroughs: Lambeth and Wandsworth - if you live the Wandsworth side the council tax is a lot cheaper!

Right train line, unlikely you’ll find anything for £300k though.

She could go a bit further out towards Maze Hill/Charlton?

If she's moving back to the UK, she would be wise to rent first to get a feel for the areas herself before making a decision.

£300k isn't a massive budget for a short commute to London, plus lenders may want to see evidence of longer term residence before offering best rate mortgages.

I commuted into London bridge from Edenbridge years back. Definitely doable.

If she likes Greenwich she can look at Blackheath towards Charlton - not much to buy for that budget but rentals will be OK. Blackheath, Greenwich and Charlton have the urban villagey vibe and good green spaces / resources like the lido.

On the border with Kent but still London, Sidcup has got loads of shops and restaurants. Chislehurst is very upmarket but becomes more affordable closer to Eltham.

I commute to London bridge from Haywards Heath it takes 45 mins she would get a 1 bed flat here for that, renting she would probably get a 4 bed.

She could rent a studio around Canary Wharf on that budget. I really enjoyed living there as a single person and there’s a lot of greenery accessible (particularly if she’s happy to bike).
