Tips for viewings please!

We have just gone on the market and have 2 viewings booked for Saturday. We will be out all day, and will leave the place clean and nicely arranged. Might get some fresh flowers in. Any other tips for the viewings?

Take up signs of pets (bowls, beds etc). Wouldn’t bother me but would some people.

Check you’re not nose blind - if there is a chance of this, air the house rather than masking with air freshener.

Make sure the agent has the back door key for access to the garden.

All crap and clutter gone. Clear surfaces.

People need to see themselves in your house as their home; a lot of people can't do that if your stuff is everywhere.

These are great, thank you.
The only pet we have is a tortoise who will be present but hopefully quite inconspicuous. I can make it look pretty child free apart from the kids bedrooms, but can hide clutter in those.
Airing is a very good idea.

People do open cupboards so make sure stuff won't fall out!

Put out 'Stunt' towels (ie brand new white ones) or no towels, hide yours away and tidy up toiletries etc into a basket.

Clear kitchen surfaces of clutter and small appliances.

Put away laundry.

Declutter. Thoroughly. Remove all personal things like towels toothbrushes etc from bathrooms. Empty kitchen sink and clean empty dishwasher. Make the house smell nice. We also move dogs beds and bowls. Fresh flowers. No washing on display.

Yes, flowers will be lovely.

Go easy on the air fresheners - just open the windows for an hour before you leave to make everywhere smell fresh.

If you have a kitchen bin banish it to the shed.

And don’t have smelly food for dinner the night before.

Yep don't cook anything too strong smelling the night before

No crockery/ washing up/ laundry on show

Surfaces empty ( ram EVERYTHING into cupboards)

Windows free from smears

Fresh flowers

Clean bedding

Air the house before you go out

Tidy away cables/ chargers etc

i find these threads fascinating but also such a poor inditement of the average person. For the record, I completely agree with all the advice given. But I do find it ridiculous that the typical house buyer supposedly struggles to look past a toothbrush that’s been left out or childrens toys.

You say that and I would agree but I'm looking at houses myself at the moment and it's human nature to react positively to a pleasant environment.

Just looking at photos online I'm always amazed how much mess people have just lying around. And I'm assuming that those photos have been taken AFTER a concerted tidy up.

If photos and people's preference for tidy, well decorated houses wasn't influenced by these things then we'd only ever need a price and a floorplan.
