Sheffield Knowledge Required

Hello All, We're are a family of four living in leafy Staffordshire who are planning a move to Sheffield later this year.

Just wondered if any people from Sheffield can advise accordingly.

We've not enjoyed living rurally, and are hoping to find somewhere in Sheffield a bit more lively with more family stuff to do.

Our ideal requirements would be.

  1. Somewhere on or close to the supertram network.
  2. The area shouldn't be too quiet, and should have decent family amenities (shops, restaurants, gyms, cinema etc) within close proximity.
  3. We'd be looking at a budget for a 3 (4 if affordable) bedroomed house of between 300k and 350k, and could push to nearly 400k of we had to.

Based on those criteria I'd thought about the area around Crystal Peaks on the south side of the city, or perhaps the Walkley or Hillsborough area in the NW.

Norfolk Park also looks transformed but I suspect this still has a bad/dodgy underbelly?

Any comments on the areas above, or any suggested area, would be welcomed.

Can confirm that Broomhill, Crookes and Walkley are much less studenty than they were. I've lived in all three and never seen students as a 'problem' anyway. More buzzy with students generally. Odd problems with properties with disinterested landlords is all. Broomhill properties are very expensive indeed now ... not a sign of a 'problem area'.
Could look at Crookes/Walkley/Hillsborough and Upperthorpe.

Upperthorpe is on tram route. Walkable into town. 10 mins on tram. Zest - community hub/pool/gym. Lovely mixed community. Some big houses ... good prices (Upperthorpe has poor reputation historically, and is pretty much inner city so a lot of 'bang for your buck'. A recent ish IN post said 'avoid, lots of shootings'. They're aren't).
Anyway ... Have a look ... Loads of places in your budget in these areas.
(Look at 'Victoria Villas', U'thorpe on RMove - no, it's not mine! for an idea).

Myers Grove doesn't exist anymore.
Some years ago (maybe 25?) it combined with another school to become Forge Valley.

Some good advice on here, pp- definitely go and visit and have a walk and drive round the areas. Get a feel.
If you look on Rightmove you can see what's available for your budget - it would seem that S10 and S11 look a bit pricey.

Not on the tram but Meersbrook has good links to town and would tick your boxes, also nether edge,. Broomhill , Crookes, Greystones, . All close to the City and easy accessible for the peaks.
Fulwood crosspool, ecclesall, nether green, Bents Green and Ranmoor are all very nice but may be more pricey

If you look on Rightmove, you won't get a 3 bed house in most of those areas in the SW of the city for £350k, so that's maybe your starting point.

Well I could easily afford to go to 500k, my initial budget was based on what I'd like to spend not what I could afford.

I'm not very materialistic so I don't get all excited about a big house necessarily, just needs to be big enough (were current in a 3 bedroomed semi at around 100 square metres and it's enough for me/us).

Have a look and see. £500k sounds reasonable. Out of interest I was just looking and that sounds enough to get a decent sized property. A very generous one if you're thinking of buying in Hillsborough!

I didn’t drive when we first moved to Hillsborough and found it very easy to get the bus/tram around. I do now drive which gives you freedom but I like the fact that did the buses aren’t working you can get the tram.

Great point which is a big plus for Hillsborough. Trams go to either the city centre or Meadowhall in less than 30 mins.

Don't want to end up in a posh suburb of Sheffield and find my wife needs to have a long bus ride to get anywhere.

Most of the 'posh ' suburbs are a fairly short bus ride to town and you can walk to town from parts of s11, s10 s7 and s8.
The areas where the tram runs tend to be further away.

Very interesting thread as quite a lot of differing, and perhaps even conflicting, comments on some areas, but all the feedback so far has been really helpful thanks.

We probably do need to come up for a few days and check the areas a little bit better.

Despite having the budget and income to stretch to perhaps some of the "nicer" parts, i don't want to make the same mistake where we left Birmingham, not central but fairly close, and moved to a leafy place which is too quiet and you feel isolated (you need to drive to go anywhere, ok for me but my wife doesn't drive and that's made it difficult for her).

I‘m a Sheffielder who now lives in Birmingham. I think the S7, S11 suburbs beat Birmingham’s hands down. Though Birmingham has better transport links but you do need to use them or drive to be in the centre or get to places. In S11 you can be in town or the Peak District in ten minutes by car or bus. You can also walk into town if you want and easily get to nice places for brunch or a drink. In Birmingham, I’m forever scouring maps to see where we can go and we mostly drive. Even nice suburbs like Harborne are not as good as ecclesall or Abbeydale road for places to eat. And Sheffield does the best parks as well.

Don’t move to Hillsborough over Ecclesall. S11 is SO well connected both ways, easy into town and easy into the countryside for a walk/ pub lunch.

It also has great schools, lots of good primaries than high storrs / silverdale.

If you can afford it buy there

I feel like people are a bit deluded on Sheffield buses.

The buses to nether edge and sharrow are awful. They often don’t turn up, are late and take absolutely forever. If you want to go anywhere else apart from centre of town you need to get a second bus (5 mins walk to bus station). I lived next to a bus stop on edge of sharrow and it took me nearly two hours to do a 7 mile commute. Two buses and the one from town often didn’t show up so I’d walk the last bit. (Well actually I drove mostly which took 20-45 minutes depending on time I left).

if you want to pay £8 for a bagel at a nice coffee shop and say “ooo how pretty!” At lots of houses than nether edge is great. But commuting in and out by bus or car is a pain. The roads get really congested at peak times just because they just aren’t designed for that many cars .

eccy road buses are a bit better but congestion means they can be so slow. And they are unreliable as well but it matters less because they are more frequent. Driving up/down eccy road is also a pain in the backside.

the trams are a different ballgame. They actually show up! And you don’t risk basing your ability to get to a job by bus only for council to cut the bus route…

Hillsborough is well connected , loads going on like a good swimming pool and lots of clubs and some nice parks.

A few people have turned their nose up at crystal peaks. But there are loads of clubs for kids and a good swimming pool there (Westfield sports centre) . Some restaurants but more harvester than posh ones probably.

I’d probably pick hillsborough in your position. I would definitely avoid nether edge or sharrow unless your wife works walking distance from where you end up living

Fair enough. I remember there being loads of buses up and down ecce road but my knowledge is a bit out of date! Also I only ever needed to go into town / back to s11 so understand your frustration, Bristol is exactly the same with their bus routes and it’s annoying.

Sheffield is terribly congested traffic-wise these days @sixfoot. I prefer to use the train or the park and ride and take the tram when I go in.

There are good buses from broomhill, Crookes, hillsborough walkley into town, the 52, 120,60 and 95 are pretty regular, every ten mins roughly. It is getting round the city that is the issue. So in and out of the centre fine but no connection bus routes round the outskirts. The quickest way to get around is electric bike.

Just today - Sheffield Star (not the greatest local paper, but ...)
is doing a 10 best/coolest places to live in Sheff.
(Not including the 'posh suburbs' ...no I don't live in one either, happily).
Includes Walkley, Crookes and Hillsborough.
Will send a link if I can ... If not, you can prob Google it.

S10 and S35 have the better transport links (the train goes to Chapeltown). S11 though is a much nicer area generally. Crookes has restaurants and some quirky shops and quite a nice feel, Milhouses is quiet but Eccy Road is really lively. S35 also has a decent ish centre with a few restaurants and bars and Asda within walking distance to almost anywhere.

S6 (Hillsborough) and S11 (Eccy Road) are hugely traffic congested.

Broomhall is still a bit rough and for the love of god avoid Winn Gardens, who on earth suggested that?!

I now live in Penistone which is the best of the lot, but you really do need a car so it’s probably not much help for your wife!

I did have to laugh at Winn Gardens. Was half expecting them to say they’d be well in budget for Regent Court too 😂

I wouldn't personally around Crystal Peaks area due to lack of diversity. I love Walkley, not to keen on Hillsborough (have lived in both). I love S7, would also consider areas of S8 and more house for your money compared to S7. Neither on the tram network but very well connected by buses.
