I’m a landlord, tenant reported the boiler has hot water but the heating isn’t working. Stopped last night. I was at work today, but asked someone to visit- a local plumbing company- as the tenant was home.

Later I got a quote, no message attached, for thousands for a new boiler. I was a bit surprised, it’s only 6/7 years old and has been fine generally. Serviced a few months ago, always yearly.

The tenant reported they were told ‘it’s an old boiler and wear and tear is the problem’.

I was surprised, given its age- emailed the company politely asking for what was actually up/ why it needle replacing. Said it wasn’t old.

All they’ve replied is ‘we can do a power flush, but there’s no guarantee it’ll fix it’.

I expected to be told something like ‘the pump has gone’ or ‘there’s a blockage’ etc.

Surely anyone would be reluctant to replace a boiler without an explanation of what’s wrong with it/ what has failed? Boilers aren’t old at 6/7 years? I installed a similar model in my own house 5 years earlier

Oh well, if anyone is interested my gut feeling was correct. £220 to fix, common simple problem, with someone else

Sadly it is common, a boiler swap is easy money and guarantees a fix without having to apply any thought

I had a small leak from the hot water cylinder in the cupboard and a plumber looked at it and quoted £5,000 - £7,000 for a new boiler. I said but my central heating and boiler are working fine. I was told, yes but you’ll need a new boiler eventually. Well yes and eventually I may need a new hip but I’ll keep the one I have for now as it still seems to work.
