How to price a Doll House for sale?

I have been given an amazing dolls house but have nowhere to keep it so will sell (fine by the person who gave it btw)
It is enormous - it has 13 rooms, a conservatory & an elaborate garden house.
It measures 82" long in total. 3 stories high, main house extension & gardens.
The house was handmade, the furnishings a/ dolls are Dolls House Emporium.
It is stuffed with items & is all very high quality & tastefully done.

I expect £1,000s were spent upon it which won't be recouped, but I've no idea what to actually ask for it as I don't know what it is realistically worth?

It's not an antique but it's really nicely done so I think for a DH collector it might be of interest?

Unfortunately the cost of decorating, furnishing and buying the 'family' to live in it has absolutely no reflection on the price you'd get on selling it.. it's really sad but true...an auctioneer told me this.. I've spent probably a £1000 on my house over a couple of years.. I'd be lucky to get a couple of hundred... just look on marketplace or similar..
Luckily I'd never sell mine..
There's lots of Doll House Facebook pages where you can ask advice.. most of them say the same...

Do you know who made the dolls’ house? Some makers command quite high prices? Robert Stubbs’ Tudor-style houses are much prized, for instance.

The market for dolls’ houses is not what it used to be. Antique and artisan items have held or increased their value well, but more ordinary items tend to go for a song by comparison.

Have a look on eBay and see if you can see anything similar to give you an idea of the current value.

Local auction houses can be very hit or miss when it comes to dolls’ house valuations. It really depends on whether they have anyone who takes an interest in them.

If you sell on eBay and are prepared to split the house and contents, and even to sell the contents as individual items, you will interest a lot more buyers.

I had a look at DHF thanks. I will also look at eBay.

I guess I might make more £ if I split it but it would seem a pity. Each room is lit (main light, lamps, some with fireplaces that light up too), decorated, furnished (hard & soft) & dolls of course. I would LOVE to keep it but it takes up so much room (about 2m with main house, extension, glasshouse & garden workshop)

I was hoping for about £600?

I buy a lot of dolls house stuff on ebay -

general rule is that Dolls House Emporium stuff is so common it only has basic resell value. You can sell items individually, or in mixed bundles. you won’t get back the “new” cost. Artisan, handmade, or more expensive brands (bespaq, jiayi) hold their cost better.

dolls houses themselves are trickier because no one else has 2m spare either. My dolls house is huge and cost me £200 on ebay, but it is £700 new. However, if it is unique as you say, it may well hold it’s worth. Dolls house collectors are treasure hunters - always looking out for interesting and unusual items.

The craftsmanship that goes into some home-made dolls’ houses is amazing so your one might still be very desirable to a collector.

But, apart from antique dolls’ houses with original contents, you will make more selling them if you split the house and its furniture, accessories and dolls, and sell them either as individual items or bundles.

The thing is most collectors enjoy the fun of finding things and furnishing themselves, which they won’t get with an already fully furnished house. Of course, it’s always possible someone might fall in love with it but it is considerably less likely than someone liking a suite of furniture or the dolls.

Pictures might help us give you a better idea.

A couple have come up on our local Swap & Share. Nobody has wanted to buy them and they’ve even struggled to give them away for nothing. The trouble is nobody has space.

You might make more selling the furniture etc. as seperate items.

Check out some of the Facebook groups too for ideas about value. There's a fairly big market of adults who pay astonishing amounts for the right piece.

Hi, just to say 'Thank you' for all the helpful advice.
I say I've been given it but I don't actually physically have it yet.
As soon as I do (a month or so I think?) I will post a pic.
(I am secretly hoping to re-arrange a room to keep it as it's amazing)

It’s a collector’s house and would not be in the least suitable for children. It would not meet safety standards for toys for children, and the contents, and very likely the house, would be wrecked by children playing with them.
