What kind of offers are reasonable for house sale?

Hi everyone,

our house is going on the market next week. Birmingham, 3 bed semi-detached.

We agreed a listing price of 280,000 pounds with the agent.

This is the first time I am selling a house, so I would greatly benefit from some advice :)

What kind of reduced offers are acceptable for that asking price?

Is it normal for people to offer 10 % less than the asking price?

Just would like to know what others experience is.

What's acceptable is what you'll accept...it's worth what you can sell it for, and the time you have to get the price you want. I offered 10% under and it was accepted.

Exactly this. I accepted 10% under when I sold, and was damn happy to do so as I wanted rid. I did the maths to work out a figure I could accept and would have gone for that.

It’s also your agent’s job to get the best sale for you, that includes price, how soon you want to move. If possible go out when viewings take place, that way potential buyers can’t suss you out or question you. All negotiations and offers go through agent, make them work for you.
Work out your costs of moving. Agents fee % plus VAT, conveyance fees to sell and buy, stamp duty on new house if applicable. Never rush to accept an offer, always say you’ll think about it and you can always make a counter offer. Good luck with the sale.

Yes, I am also thinking that 10 % is reasonable, but that we shouldn't accept any less than that.

My husband disagrees, he thinks that would be way too low.

1 in 3 offers are falling through right now as both mortgage companies and buyers re-evaluate the market.

Any offer is worth considering or making.

Over the years of buying and selling:

Selling -
Asking price £34,000, sale price £29,950 (purchaser knew there were problems with management company and also purchased DH property in same block at same time, so well worth accepting the offer)
Asking price £90,000, sale price £83,000

Purchasing:
Asking price £80,000, purchase price £79,000 - properties were selling within 3-4 hours here at the time so we made offer to agent on viewing.
Asking price £280,000, purchase price £255,000.
