Has anyone split a bedroom? Advice please

Hi,
I've attached our floorplan but would like some advice please on splitting the largest double. I was quoted 10k this seems alot or do you think it's about right?

Are you planning on selling it in the future and if so would you want it sold as a 3 bed ? Because you would need a window in the new room it I think

It sounds expensive to me. Stud partion walls are cheap but I assume you would need a new radiator (plumbing), electrics and replastering and possibly a window. Do you have a break down of the quote and what is included?

It doesn't look like there is much space to split the room, will you create a corridor or access the new bedroom through the other one?

How will the room be split? It seems pretty cheap to me if your going to have to re do the whole front area to add a window? And doorways and hall area to make space to get into the third bedroom?

Would you be better off converting garage into downstairs bedroom? It would be easier to add windows, and bigger. I would add downstairs toilet at same time

10k would be okay if they are adding a window etc. I would convert the garage instead though.

I had some work done this year, builder said prices have risen by a third recently due to the cost and difficulty of getting hold of materials. I'd expect a garage conversion to cost more than the room split tbh.

We converted a similar double garage to two bedrooms and a bathroom. Cost was about 30k including some very fancy floor insulation so they didn't have to dig now. One bedroom is currently used as a study but will be useful in future, the other is a kid's bedroom already.

It will allow us to stay in a house we love longterm and therefore well worth the money.

You would need to add a window , or split the window somehow, so each bedroom has a means of escape for fire regs purposes.

agree converting the garage would probably be more expensive (will be if you want to add a bathroom anyway) but a much better use of funds.
