Should I buy this house?

Separating from my DP of 12 years and we're selling our house and going our separate ways.

I've seen a house I really like. Extremely affordable. Lovely garden -perfect for my dog. Really good area which I like and know well, and would feel safe and comfortable in. Close to my work. Close to shops and amenities.

My only issue is its small. Any house is going to feel small because I'm moving from a 5 bed house but this one is very small. I would have to get rid of a lot of my stuff. The 2 bedrooms are a good size but the kitchen for example is only 2.8 x 2.9.

I've seen bigger houses in my price range but they're not in good areas and I don't know how comfortable I would feel there.

Am I right to be prioritising area over footprint? I keep telling myself it doesn't need to be forever and I can always move again in future.

Location is so, so important. I'd happily live in a smaller house in the right location.

It sounds wonderful! I've lived in big and small places and my most favourite house was small. I'm a minimalist and stuff makes me anxious so having clear small spaces is ideal.

This place for you sounds perfect for you and your DDog. You need to feel safe and comfortable. Get rid of stuff you do not like or need. Once you are in you can see if you can extend or use the utility bill saving to do other stuff like holidays!

Fantastic, congratulations!

Its been almost 2 years since I moved into my house after dh and I separated. Yes, it’s smaller than I was used to but I absolutely LOVE it. It felt like home straightaway and I feel very safe here.

I’ve just moved from a two bed garden flat into a 34 square metre studio with my dog for a variety of reasons - probably for about a year.

put all my stuff in storage. Have done it nicely. It’s lovely and cosy and honestly I’m loving it!

takes about ten seconds to vacuum. Got everything I need.

im really surprised by how nice I’m finding it!

Yay!! Exciting!! Always location for me. I have a flat over a house actually because of the location, so I think you've definitely made the right decision.

I would look on Facebook market place. Lots of really good quality furniture for not much money at all. You should be able to find a man and a van locally who can deliver for you.

We bought one of a few 3 bed semi on a road that has people with 6 bed houses and even indoor swimming pools. In the 25 years we have lived here no issues. A good area is everything.

Another vote for "location, location, location"

Congratulations on having your offer accepted. There is IMO nothing that beats having your own front door.

Enjoy.

I'd hold back on buying too much furniture until after you have moved in and got the feel of the place. Perhaps pick up one easy chair in a second hand shop and then savour the process of getting the rest of the furniture with only yourself to please.

I would buy a new mattress up front. I love IKEA but don't love their non standard mattress sizes. There is a service I've seen advertised on Facebook who will collect your orders from IKEA, deliver tbd goods to you and put them together for you.

Just brilliant.

I'd go with area if you're going to ve on your own. Us a smaller house means less coat, maintenance etc.
