Only 1 viewing booked

Hi everyone,
Just looking for some experience. Our house went on the market Thursday teatime. We have had 1 viewing booked in so far and that’s it. So around 52hours and only 1, I know things are all up in the air just now with mortgage rates etc but people are still moving. My DH is so chilled and saying it’s early days but I thought that meant the most viewings then it would slow down. Please tell me I’m being daft and stressing. Not sure if it being October break come mon or if going on so close to the weekend could be factors. I could txt my agent but I really don’t want to start annoying him already!
Thanks everyone x

How did you get on with your sale?

londongals · 16/11/2022 13:06

any viewing at this time of year is good

Agree and I'm a buyer...but could be a seller down the line.

Our friends had a lovely house on the market around 2 months ago, reasonably priced in a very sought after area. I thought it would go in a heartbeat. Here we are 2 months on, no offers and only a handful of viewings. The property mkt is struggling right now.

Still on the market it’s been 33 days, with roughly 1 viewing a week on average. The viewings have suddenly picked up this week and we have 4 in the diary this week and one for next. No longer stressed it’s not us, it’s the way things are just now and it will sell so might as well not get in a panic about it. The sellers we have bought from aren’t in a rush right now their house isn’t ready till June. Obviously the sooner we sell the better.

That's great things are picking up for you! Least you're in no rush.

Macaroni1924 · 16/11/2022 15:54

Thanks. Here’s hoping that one of these gets an offer. I figure getting stressed out over it isn’t any good and it will sell
just need the right person to be looking.

It might be worth switching agent - it made all the difference for us and I’m so glad we did. Completion date on Friday! I was terrified that it wouldn’t sell, (it’s a big house in a good area but strange shape and major renovations needed) and was even more concerned after being in your position with agent 1. Readvertised with agent 2 in mid August at an increased price (I thought he was being incredibly optimistic at best) but lo and behold interest was massive and the viewers flooded in. 2 weeks, 20 viewers and a bidding war later it was sale agreed at £55,000 over the asking price.

Congratulations @clipclop5 thats great news. I have considered this though not sure if it’s something we can afford to do if we have to take a hit on the house! There is something in the t&cs about paying for the services provided and as they have been doing the viewings for us, did the photos and ads I think most of the fees will need to be paid for this agent. If we haven’t sold by Christmas I think this is what we will need to do though so been saving each month in case. Nothing in this immediate area has sold at all since a few weeks before we went on! Very unusual normally houses go fast round here.
