Loft conversion cost 2022

Can't afford to move and looking into loft conversion. We're currently in small 2 bed house, our loft is currently boarded for storage (it's basically a giant Monica cupboard)

Looking into cost of converting loft into a bedroom for DD.

If you've had your loft done this year what was the cost?

We've just been quoted £40k but I think that included dormers. I wasn't there but DH told them we have max budget or £30k so asked what they can do for that.

SW London - dormer + ensuite + refurb of 1st floor bathroom was £65k (booked in at start of the year and worked began in July). If you aren't wanting any bathrooms, I'd say knock off around £10-13k? (Dont have the quote to hand). We had no existing boarding or insulation though, so they were literally starting from nothing.

Currently running around 8weeks behind schedule so whatever you decide, plan for DELAYS 😫😫😫.

We have plans and quotes for a dormer loft conversion with stairs for £65k Inc vat. Unfortunately ours doesn't look like it's going to happen now given the interest rate rises.

We’re looking into a loft conversion too. Haven’t had formal quotes yet as we’re still fact finding but a guestimate from a local architect was circa £60k. He said most conversions at the moment are working out at £2,000psm, though he did say that they’ve seen timber prices starting to come down a bit so that may change slightly.

We're in NI and are in the middle of ours. It's a bungalow, so large footprint. Trussed roof, lots of structural work. Dormer windows at rear, Velux at front. Two large bedrooms and postage stamp shower room. Also had kitchen wall rebuilt and a few other bits and bobs, so taking those out of the equation, price of loft conversion alone is about £45,000. It was originally supposed to be £30,000 pre pandemic😬 Our original builder strung us along through the pandemic, then pulled out. All of the other quotes we got earlier this year were so ludicrous, we laughed (not in their faces!!) Anywhere between £75,000 and almost £90,000. We honestly thought we weren't going to be able to get it done.

In SW London - 3 bed semi so maybe slightly footprint. Been quoted by three companies for a hip to gable dormer - £50k + VAT for every single one. This will comprise one large double with en-suite and a smaller single/study, with French doors.

We just had a l-shaped dormer in our Victorian terrace and paid £55,000 (Greater London).

Here's a few tips/comments;

We used a company who specialise in lofts and they literally did everything, from survey to final building control sign off. Possibly could have got it a little bit cheaper, but we just wanted someone who could come in and do it all.

We paid a flat fee and it was built to a set formula eg you get a certain amount of plug sockets, lights, windows etc. we could have paid more for customisation, but we were happy with the set formula.

Get a bathroom up there if you can. We went for a separate bathroom rather than an in suite, so it could be used by the whole family (we only had one bathroom and loo, so it's really useful to have another one). Our company fitted the bathroom, but we had to pay for the suite.

You may need party wall agreements with your neighbours, get these done in good time before your works start.

We have a window put in over the stairs, which brings light into our hallway and I'd recommend getting one if you can (ours was included).

Our company built a cupboard in the dormer and fitted lights in there, which are handy. They also put in two doors so we can access the cupboard from both sides, which makes access easier.

Don't forget that you will need decorating and flooring. We decorated ourselves and spent about £200 on paint and decorating equipment. You'll also need flooring, plus cost of decorating/tiling the bathroom.

We looked on Rightmove for similar houses with loft conversions, so we could get an idea of size of the space and layout. We got some good ideas of what worked well and what didn't.

We have a full dormer conversion, with en suite and walk in wardrobe (we opted for a smaller ensuite to fit in the wardrobe). It was 39k, original quote was 35k ,but due to delays they increased costs. Its quite a big space though. Agree with pp, get a window by the stairs for light! We didn't, regretted it, so dh did it as we had a blocked up original window that we could just knock through.

We've just spent 100k on one. It is very big though. 2 large bedrooms, moving the stairs to fit in the loft stairs. We had to take off the whole roof and replace it higher.
It is fantastic though.

We have just finished ours.

SW London £63k. 3 bed semi, so there is a dormer and hip to gable. Ensuite shower room, electric dormers at the front, window to the rear (we don't like Juliet balconies) and a window over the stairs.

Only thing left to do is the painting which wasn't included.

We waited a year and it was by a company who only does lofts. It took 9 weeks start to finish.
