So we’ve just had a loft conversion done, head height over the stairs should be 2m it’s actually 195cm, the building inspector said he’s willing to let it go if we are …..

Which is fine and allows us to get the building regs certificate etc

bit what I’m worrying about is what if at some point we wanted to sell it
sure we have the building ref certificate
but what if the buyer got a survey done?

also I have no idea how this can now be resolved without huge huge issues

please help advice me what to do

What did your builder say? It’s obviously worrying you so I would speak to them and your architect.

I see this all the time. "3 bed house with converted attic space"
It sells for same as 4 bed but they can't call it a 4 bed house

My understanding is that it's a 'converted attic space' when it's DIY job which may have a proper set of stairs but his not met building regs approval. If it has, it's a formal 4th bedroom.

That's because it's a typical arrangement for a staircase, it's not illustrating all the possible options. If it's a loft conversion those rules apply.

Take the certificate, smile and run.

No surveyor will ever measure the height. If it is a concern when you are selling...then just take the underlay out of that section of carpet or maybe replace with a very flat pile. That will shave off a couple of cm.

People buy properties all the time without the proper building regs in place and have to get indemnity policies. If you have the certificate in place you are already onto a winner.

We had similar and took the certificate, no problem. Still cross with the builder and their shortcuts (we moved out during the project) but no major repercussions other than my tall DH being grumpy about the lack of head height.

Just had a family member over that working in the building trade and knows about all thjngs
anyway it is just over 2m !

so what on Earth the building inspector was in about, I have no idea
he didn’t even have a tape measure !

How odd! Glad to hear that all is resolved and hopefully you can now relax and enjoy your new space. Building work is stressful but hopefully it’ll be like childbirth and the pain becomes a distant memory! 😀

No one will check if there’s a completion certificate. If the work has been shoddily done that’s a different issue, but if you have a completion certificate it’s legal.

No he didn’t have a laser thing either
he had nothing on him

yes we used an architect and structural engineer and the full works
