Which would you convert?

I live in an old farmhouse with my 2 ds - 10yo and 6yo. It’s currently 3 bedroom - two double bedrooms, mine is the larger bedroom which also has an en-suite, ds share the other bedroom and a single room which is my office. I could move my office stuff into my bedroom but it would be a bit of a squash and I like keeping the two separate. Apart from my en-suite the only other bathroom in the house is randomly halfway up the stairs.

Within the next 18 months or so I can see them wanting separate rooms. I have some savings which I’m planning to use to pay for the building work but I’m undecided what to do. I could either convert the loft or convert what was once a stable block which runs down the side of the house and can be accessed from the sitting room. They both cost a similar amount to convert.

The loft is a lovely big space. Due to living in a conservation area I wouldn’t be able to put dormer windows in as I can’t change the roof line. This would mean a lot of the room would be an odd height. Although there’s space I also couldn’t afford to add an en-suite for at least another 2-3 years to this room. This would mean unless ds used my en-suite which I try to keep just for me, he’d have to go down a flight and a half of stairs to get to the loo.

The stable rooms I could afford to add an en-suite but it seems quite a long way from the rest of the bedrooms. I’m not sure how happy either ds would be being on the other side of the house every night or I would be if I decided to use it as my bedroom instead. It seems quite separate from the rest of the house. But it would work quite well if in a decade or so my dm needed to downsize and come and live with me.

Any advice? Is there something very obvious that makes one better/ worse than the other? Wwyd basically?

Can you provide a rough floor plan drawing of the downstairs option?

I’d probably go with the downstairs option though.

Is there a 3rd option to move your home office to the converted stable? Then move child’s bedroom into the former home office?

Loft conversions are very hot in the summer (as I have discovered this year, having converted ours over winter) - so if you do convert it, add an AC unit!

I was thinking why not move your office out to stable block too. Means work is a bit separate. Add a toilet for you while you work and as a downstairs one for all. Then use present office for one dc. Very little upheaval with less expense
