Can anyone help me understand what is supposed to be happening to our roof im in a panic!

We lost a few roof tiles over the winter so we reported it to the landlord. He arranged for roofers who came round and said we needed a structural survey . That happened a few weeks ago we know from when they came that basically they will need to replace the roof.

The landlord text today saying that they wanted to put long steel work (plates) on the purlins in the top bedrooms. And that this would be messy as it would mean knocking through the walls between two of the bedrooms and between another bedroom and the stairs.

I am in a total stress now - those three bedrooms are our kids rooms and that sounds like its a huge thing! Also since thats basically the attic space there are already lots of beams so you can use half the room ( sloping roof if that makes sense) does this mean more of the space will be cut off?

I dare not question the landlord too much as i have no desire to be given notice before all this happens . But two of our children are autistic and i am really unsure of how to manage this!

does anyone know know what this work actually involve because google has been really confusing to me!

Your landlord is probably required to house you somewhere else if it’s going to be really disruptive.

Yes I'd assume this too (not qualified) but sounds like you probably can't live in that ... ask the landlord what their thoughts are about you

By the way, when it was an insurance job for me and my house a few years back, insurance paid for us to be rehoused for 3 months so it hopefully should be an insurance job ... so move your valuables though ... sone of mine got stolen

Custard - thats what im worried about I think he will just give us our notice instead of dealing with it. It would be easy for him to get new tenants once its done there are very few places to rent around here that have more that 2 bedrooms.

we are currently in the process of trying to buy a house, we had an offer accepted but the underwriters are being so incredibly slow its been 3 months with them and they are still asking for more paperwork. Each time they ask for 1 more thing and then it takes them a week or two to ask for something else.

last time it they wanted an explanation of a £300 payment we made last month - it was school items but that will take 5-10 days for them to come back about now.

I am just so worried we will end up with no where to go!

I am a landlord.
I would expect to provide alternative housing for my tenants under these conditions.
The charity “Shelter” might give you some advice. Ring them.
Don’t allow your landlord to push you around.
He should not give you a Section 21 (notice to quit) if you have been a good tenant.

Good tenants are hard come by although your rent might go up.
Dont worry! It’ll all come good in the end if he’s a decent landlord.

Even if he gives you notice, you can refuse to leave until your house purchase goes through. It takes a long time to evict someone.

What does your contract say about you having to accommodate this kind of work? There's an argument that the house would be uninhabitable during the work. Does
The LL have an obligation to provide you with alternative accommodation?
