To buy a new build?

Morning everyone!

Not sure if this is the right place. Been house hunting for a while and we were ideally looking for a 'dooer upper' as a project. We are Hampshire / surrey border and the houses down here are so expensive as everyone knows. We haven't yet found a home that has felt right.

I've read so many threads on here of how new builds have lots of snags and to stay away from them. I wasn't ever totally against them but I for some reason was avoiding them. I guess I never thought of buying one as an option.

I have found 2 houses on the same complex that I have fallen in love with. One slightly more than the other.
Can anyone who's recently bought a new build please let me know how you found it with snags etc? We get warranty with the house. I'm just worried about these 'covid new builds'.

Like pp’s have said, do consider the lack of privacy, imagine being a goldfish in a bowl. Constant noise - I have to wear earplugs to bed if I want my windows open at night. Lack of space, almost went demented in lockdown stuck in a poky lounge, but if you’re happy with all of that you’re good! 😁

That's making a lot of assumptions about the build which don't hold for all new buildings and may be true of older houses too !

We bought a David Wilson home and have no complaints. Personally wouldn’t have bought from Bellamy or Taylor Wimpey. Currently buying another new build but this time it’s a small, family-run developer so we’ve got high hopes for the finish/standard

I've just watched a whole row of new builds go up opposite my house. I have seen the absolute awful state of it all. Using rubbish materials, building a wall, realising they've done it wrong, knocking a bit down and starting again constantly.

The first ones are now finished but unoccupied. Already the roofs are leaking, you can see where the bricks have been replaced where they kept knocking things out and putting them in again. The doors don't quite fit. They're selling for 650k! Absolute piles of $%##%

I would NEVER buy a new house!

We moved into ours at the end of 2020. We are really happy with it.

We do have snags but we knew we would, we got a snagging survey done which I would definitely recommend for peace of mind. There was nothing major with ours and we haven’t had any issues.

We don’t plan on moving again but if we did would definitely buy another new build.

Newbuilds are not all the same. I've had three, minor snags nothing major. The one I am in now is a small company and they are excellent, the fixtures and fittings are excellent quality. The build quality is also top notch. We also have 1/3 of an acre garden.

The fittings aren’t cheap, proper wooden interior doors, brushed steel switches, We haven’t replaced taps, door handles, or anything else.

Our kitchen is 20 feet by 16 feet, the living room is 20 feet by 15 feet, we have three double bedrooms and a single. The en suite bathroom has a walk in shower and a bath with Grohe fittings. There are king size beds in two other bedrooms and a super king in ours.

I’m so fed up of people who know nothing about it decrying all new builds. Some are shoddy, some are excellent, just like 30s, 40s, 50s etc houses. Our 50s house was really poor.

I don't understand how can you be fed up about other people's experiences?
Just because you happen to have a good experience, does it mean that everyone else will?

What @Roselilly36 said is the reality for a lot of people who purchased new builds including myself.

If anyone asked me for advice about new builds, I would say RUN as fast as you can. I for one learned my lesson and wouldn't want a soul to go through what I went through.

She's fed up with people who've had bad experiences implying that everyone else will. you seem to be doing what you say she shouldn't (generalising) but not doing that herself. Confused

If people have decided that all new builds are dreadful, that’s up to them. But it isn’t true. How many posts do you see here about parking wars, houses without drives, all kinds of repairs needing attention.

The OP wanted some thoughts on the property and developer. Some people have had good experiences with Taylor Woodrow, others haven’t. I probably wouldn’t buy from them, without finding out what was included in the price and whether the spec I wanted would make it much more expensive. I’d also look at the infrastructure and what’s planned for school, shops, traffic and so on.
