If you had a loft conversion in 2022 how much did it cost ?

I had one done 4 years ago and it cost about £60k but it did involve demolishing an existing disaster of a loft. And that cost includes ceiling lowering, redecorating etc. My neighbours are doing one now and I think it’s costing them about £40k but that’s just for the loft. It’s been going on for a about 3 months now. Mine took 4 months I think. Definitely worth it though.

We had ours 2021, 65K but included a new roof. Definately worth it. We're South East.

We have just had our loft completed and it cost us about £55 in Greater London for an l-shaped dormer.

We could have got it cheaper, but we used a company who did literally everything eg building control, skips. hi I

Yes, definitely worth it, cost over £100k but did involve a new roof and roof raise on a detached house , so was quite a big job. Remember to factor in costs on top that the builder might not quote for, like a bathroom, decorating, furniture etc and also add some contingency into the budget for things going wrong or prices rising. And choose builders carefully!

I already had a loft conversion in place but wanted to upgrade the bathroom and add a full length dormer extension. Gave an estimate in August 2021 of £36k (not including bathroom suite/tiles, just fitting) but said to allow 10% contingency. By the time they were to start in May 22 the price had almost doubled due to cost of materials. We declined.

... the company we used gave us a fixed price quote. The only thing we had to pay for was the bathroom suite.

On top of that, we needed to get people in to tile the bathroom and lay the flooring (carpet), but otherwise, we are decorating ourselves.

I had mine done in 2012 and it cost £42k. Two enormous rooms plus a shower room in-between them. It was good for my 2 sons as it gave them their own space and could fit double bed, sofa, chair, large computer desk coffee table, 3 x chest of drawers and still not cramped. Now eldest has his own house, youngest son is moving put next year and I won't need the space. I will end up with 6 bedrooms for 3 of us and DH and I share room. I want to downsize but DH does not want to.

My neighbours are about to start theirs. Mid terrace so it will be one bed with en suite, dormer across the back. It's going to cost about £70-80k or perhaps even more if they come across issues/want better finishes. I don't know why they are doing it as late 40s no kids and it's two beds with office and have lived there for over ten years. Maybe just to add value.
Most houses here have done it already and I wouldn't have bought mine without it.

Ours started in 2021 and finished in 2022. Central London, mid terrace, added two bedrooms (one large, one a box room but not tiny) and a bathroom. Once we’d paid for the flooring, the bath ware and painting it came in just under £80k.

Oh and yes, totally worth it. We needed the space, use it a lot and it’s added more than enough value to cover the cost.

Ours has just finished, hip to gable conversion with a dormer and en-suite. Quoted £60K end of last summer and this is what we have paid although the owner of the loft co said it would be at least another £10k if he was quoting now.
Have spent approx another £10-15K on bathroom sanitary wear, tiling, built in cupboards and decorating. South East London border

That's interesting @Winealot as that's exactly what we want to do (hip to gable with dormer and ensuit) so the shell would be £60k now? We are in same area as you too (South East nearish London). DH is a plumber and family are sparkys and plasterer so we would only need shell paying for. Did your £60k include electrics, plumbing and plastering?

Wow, ours wasn't as expensive as most of these but we are in the NW.
We paid about 48k when I factor in bathroom fittings and flooring. We've got a dormer, big master bedroom and additional bathroom. Very happy with it so far.

We did ours in 2021. We have one large bedroom, a smaller bedroom/office, lots of in built wardrobes and ensuite. Hip to gable and completely new roof bumped up the costs for us. Including everything eg plastering, flooring, bathroom suite, electrics, new boiler, all new fire doors etc it cost around £70k. We're SE London.

Definitely worth it for us - the extra space means we'll live here happily for many more years, (and the dedicated office space has been fab) but recent valuation shows that it's added more value to house than it cost to do.

This is really interesting. We are renting a two bed detached but the possibility of buying it might come up for less than the market value because of probate. Getting a higher mortgage to extend to three bedrooms might be something we could do.

@PoleFairy, yes it was £60k for the shell which included all electrics, plumbing and plastering so I’m sure you could save on that as you have useful family members! Also included were fire doors throughout the house and basic carpentry. Custom built wardrobes were an extra cost.

Interested to know about prices in the north for this work. We’re torn between two houses - one is 100k cheaper but needs a loft conversion to be perfect for us. We’re in York - anyone with recent experience of a loft conversion round there?

I am NW England. Hard to suggest a figure without knowing the type/size of house, also dimensions e.g ceiling heights will determine whether you might need to raise the roof or lower the ceilings underneath . Those will add cost and complexity. I was quoted £50-60k, plus £20k for new roof. Other complexities and extras that we chose to include then increased the actual cost in the end , and then with a bathroom, carpets, furniture it ended up over £100k. Gained 2 bedrooms and a bathroom and really pleased we did it. Not planning to move house but it would likely have increased the value of the house by that much. So could be worth it for you too.

Thanks. It’s a Victorian end of terrace and other houses in the row have done their lofts so I’m hoping it’s not a complex case!
