For that money I'd be expecting a mansion. Or at least a penthouse in something the former Donaldsons building.

Are they targeting short term - festival crowd maybe.

If not, I think they've added an extra zero by mistake. TBH even if it is short term it's still ridic.

In most areas of Edinburgh it’s actually cheaper to have a mortgage than to rent. My two DDs live there, and each noticed a significant drop in monthly outgoings once they bought their first properties, one in the centre and one in the suburbs.
There is too much pressure on the rental sector, from students (four universities in the city), tourists/air bnb, and workers unable to save a mortgage deposit. Landlords can charge eye watering rents and still fill their properties.

I live in Edinburgh, very close to there.

Carlton Terrace is about as prime as central Edinburgh gets but there's something weird about that listing. I pay (a lot) less than that for a 2,500sq ft four-bedroom flat, and I'm in a similar area.

I think it's someone chancing their arm for festival season.

Yup. Airbnb needs to get in the sea. Although a number of them in Edinburgh have been either sold, or flipped back to 'normal' residential rentals, over the last couple of years.

When we sold our Edinburgh flat (small one bed 80s build) we got an offer the same day it went up without it being seen.

We refused and went with Simone who wanted it as a house.

Of the six flats in our block, 3 had been turned over into AirBnB and it made our life hell - as we were the only occupied downstairs flat the tourists thought we were building a managers or something. Add the the parties, the groups with more folk than allowed, the rubbish left in the gardens... urgh. It's killing communities.

Yeah it can get pretty bad. The flat we're in now used to be an Airbnb, in fact, until the landlady saw sense and changed it back to residential. Our downstairs neighbour has the stair account and he is thrilled that it's not an Airbnb any more — they had all those problems that you describe, and more besides.

It says there is no EPC because it is a holiday let, so I guess darlingdodo is right. There doesn't appear to be a kitchen either, just a bedroom and bathroom. I suppose £1k a week for a room during the festival isn't that surprising.

I know that street - is that a flat that has been created out of the store space, under the road for the basement flat?

If it is, how would it even be a legal residence? It wouldn’t have any windows!!

It's crazy I'm from Edinburgh and rented there for about 13 years, prices were fairly stable then 2 beds for 6-700pcm. Moved out twelve years ago and all the rents have doubled or sometimes even tripled since then.

Festival rents were always ridiculous though. Student landlords would make a killing having students in ten months of the year and then tourists in the festival.

Properties near Carlton Hill may come at a premium, but looking at that price, I think they've made a mistake and got the wrong price on the property. DD is a student in Edinburgh. Looking like it's going to be up to £1400pm for a two bed property for her and her friend next year and that's for, what I realise, are far better flats.
