Is there any hope of buying this house?

Hi guys,

I viewed a house yesterday along with 27 or so other people.

It’s absolutely our dream home. We actually called the day it went online and offered asking price, which the vendor appreciated but of course wanted to go ahead with the open day.

I’ve submitted my offer - I know it won’t be the highest. I think the higher offers will be between £5k-£8k above what we’ve offered.

I wrote a letter and posted it through the door last night. Nothing too gross, just saying how much we loved the house, would really appreciate them considering our offer etc.

Do vendors EVER accept a lower offer?! We’re first time buyers but I think most of the people who viewed are I.e. mostly chain free. We’re also super flexible on time scales. We don’t care when we move. Tomorrow. Next year. We’re very fortunate and have family we can stay with quite comfortable.

I’m breaking my heart over this house and trying everything in my power not to get my hopes up, but I can’t help imagining us there :(

Is there any hope?

If your Mortgage in principle is £230k, can't you offer that? If it truly is your dream home! Yes mortgage payments will be more but not by a ridiculous amount over a long term.

@Sleepyquest my partner won't. And to be fair, as much as I want to throw everything at this, I think he's just being sensible. Sure, he might get the house, but it would be down valued at the survey, and even if we somehow overcame that, we'd get the house but wouldn't be able to afford to put the lights on 😂

Just to add to all the stories, DH and I just sold our first family home. We accepted an offer that wasn’t the highest 😊 That home was the one that we brought our baby home to, and it was an amazing first family home for us. We had a LOT of people view that were now working mainly from home and looking to relocate out of our nearest city (we live at the seaside 😊), some viewed that wanted it for Air B&B, and one young couple viewed who were expecting their first baby 😊❤️ I saw them glance at each other with SO much joy and excitement when they walked into my sons nursery that my decision was made there and then 🤣🤣 I loved the idea of another couple getting to bring their first baby home to that house 🙈🤣 DH thought I had lost the plot but nevermind 🤣🤣

@Whinge thank you 😊 no, I'm going to stick to my guns with my original offer. It's a beautiful house and I've absolutely fallen in love with it, but I can't allow myself to get caught up in a bidding war.

Hi all, the vendor has accepted the higher offer. I'm gutted but it is fair enough on their part.

Can we see the house?

When the initial emotion has passed, try to pinpoint what it was that made you love it so much. Really try to think clearly on those points and write them down, then you can see if they can be found elsewhere. Because sometimes the feel of a place can be caught up so much in the light, or colours, or furnishing...much of which can be replicated.

If it makes you feel any better op, we felt exactly that way when we walked into our home to view it the first time (and on second viewing). We bought it, and it’s been a total fecking nightmarish money pit ever since. Maybe you have escaped a similar scenario and there’s something better out there just waiting for you to find it. @Harridan1981 this was really useful - thank you. The property had to be taken off the internet because of the amount of interest they had!

But it's a 2 bed terrace with a driveway and a nice established garden.

Have since found out it went for over £235k!! So feeling well off out of it if I'm being honest 😅

The things I liked were:

Room sizes (two double bedrooms)
Hallway rather than entering into living room. Not a deal breaker but loved the flow of the house
Driveway - again being realistic, this may not come up again, but it was a massive bonus for us
The established garden
The "period" feel of the property - they hadn't ripped the arse out of it and painted it grey - yet!!

But totally agree - a lot of it was how they had it - original floorboards and light and airy decor throughout. X

@NighghtmareNeighbour oh no you're joking!! I'm really sorry you're in that situation, though it does make me feel better - sorry! I truly believe we've been steered away from this property for a reason - something like either of those issues could well be it. X

We are just about to put our house up for sale and I would absolutely be influenced by what the prospective buyers were like. There's no way I'd sell to a developer. I would really favour a family - even if that meant a lower offer.

@jollygreenpea Yes 😊 They actually phoned the estate agent and put in an offer while standing outside the property after their viewing 🤣 they loved it! Sale completed about 2 months ago. We sold and moved into a rental while we take our time looking for something that’s right for us 😊

There’s definitely hope! Can you increase your offer anymore or are you right at the top?

DH and I had problems buying our house (estate agents took a dislike to us because we weren’t going to use their FA) I was heartbroken as it was my dream house and so I put a note with my number through the door, the sellers rang me and we chatted and they agreed to sell to us as they wanted it to be a family house. They wouldn’t have known us or our offer or anything but the lies from EA if I hadn’t.

All that to say, house buying miracles do sometimes happen! 😄

@broccolicheese |I hope you reported the agent to the Property Ombudsman or whichever scheme they were registered with (it is mandatory). I thought my opinion of estate agents couldn't get any lower .....

There is a chance the higher offer may fall through, we are seeing a few houses coming back on the market.
