How long for house sale?

How long to put house on market and sale go through?
Have to sell dh grandmother house to fund care and working out when it needs to go on market. It's in a sort after area but needs work, wondering how quickly it needs to be done.

It only takes one person to want it and bingo - job done. That person might appear tomorrow or in a year!

As to the process once house has a potential buyer, it took me about 4 months in 2021.

If it takes a while to get it all completed and grandma's money runs out, the LA can fund her care under a system whereby they put a legal charge on the house and recoup that money when the house is sold.

How long is a piece of string.

Could be as quick as a few weeks. Or as long as a year or more.

If you sell to a cash buyer it could be quick if nothing comes up on the survey. Or if you end up in a chain it could fall through or other sales could fall through affecting your sale.

As soon as its sold by the estate agent I would guess about 3 months for the sale to actually go through to the buyer.

From accepting an offer mine was 3 months and that was with a small chain of 4 people

Sold our house just over 5 months ago to a First time buyer. After 2 months we were at the enquiries stage, their solicitor said they would only proceed if we purchased the freehold. It was a leasehold property of 994 years but due to the 5 year ground rent their mortgage lender wouldn’t lend on that lease. We asked about a DOV but that wasn’t an option. We purchased the freehold which has taken 2 months of back and forth with the owner of the freehold and solicitors.
Now the buyers solicitor has asked that the property is registered on the land registry before they will complete. My solicitor says this is not necessary but has requested the 10 day expedite fast track. We just want to exchange and complete asap as we have been waiting over 5 months now on what should have been a quicker sale. We also have an onward purchase so that is held up aswell.
As my solictor says we don’t need to have the land registry document to proceed, I was wondering what advice people have about persuading the buyers solicitor to proceed without it. I just feel drained with the whole process and the fact no one can give you any time scales is so frustrating.
