Landlord advice

Hi,

I rent an apartment and am due to leave in a few months to move into our new house. The deposit was £1000.

The other day, the window was open a sliver but the wind was enough to blow the vase on the windowsill off. The vase knocked into the radiator beneath the window.

The radiator now has a small chip in it which is photographed. It’s not super noticeable (I struggled to get it to show on camera) but I’m worried about how much will be taken off my deposit to sort it? Can you give me any idea? The radiator still works, it’s just the glass over which is chipped.

This is another angle.

Looks awful here however the depth of the chip is less than a 1mm, which is why it isn’t noticeable from most angles. I was sat on the floor here.

The only way to fix it would be to replace it

Was an inventory taken before you moved in? I wonder if the landlord would even notice? If the ll wants silly money, argue via your Deposit scheme.

As a LL, I was thinking of replacing a couple of ugly electric rads in my B2L with something similar to those….but I’m not going to now! 🤣

Thank you all! Was really worried about 100s being deducted!

no an inventory wasn’t actually taken! Or if it was I never saw/signed it. It was a new build property back then so I guess they’ve just assumed everything was in perfect condition (it wasn’t and I took pics at the time to prove it)

You will be fine then, as the LL has no signed and dated inventory to prove that the radiator was in perfect condition to begin with.

Don't mention it and if they mention it then feign ignorance. There is no signed or dated inventory so the landlord hasn't got a leg to stand on and it's a wear and tear/cosmetic issue that doesn't affect the use of the radiator and isn't particularly noticeable unless you go looking for it.

When we rented, DH decided to iron his shirt on the floor on the landing and knocked the iron. We tried to get rid of the scortch mark with talcum powder and every possible trick we found. It didn't work and they saw on the final inspection. I was imagining £1000s to change the whole carpet which included the stairs. Got the deposit email back and they took £30. Hopefully it'll be like that for you!

With out a signed inventory they can’t take anything from your deposit… at all. They have no agreed proof of condition.

We had a landlady do that and then wanted to do a check out inventory. I found the appropriate reference online and emailed it to her saying what’s the point as she had no recourse to claim against our deposit without a signed move in inventory. Oversight on her part and your landlords but puts you in a good position
