What does an average flat/house share in London cost?

My son is due to move to London for work soon and is worried about the cost of accommodation. A friend says 'average' house-shares now cost around the £850pm mark (bills included). They're looking at zones 3/4. Does anyone have any local knowledge?

Depends. Is he looking for "room in a house" or sharing a house with a flat mate. DD is in South/South East London, 1/2 hour train into city. Their two bedroom top floor victorian semi is £1,800 not including bills.

When she was in Kings Cross in a top floor three bedroom, sharing with two others, their rent was about £700 each, plus bills.

I charge £850 a month for own room and bathroom in a 2 bed flat share. It’s 10 mins walk from Westfield. It’s a modernised flat but the going rate is nearer £1000 now in that area. Zone 2. £1000 is too much for 3/4 with a 30 mins commute.

I think he could do it a bit cheaper - maybe £650 (including bills). I lived in shared houses all over london for years and never paid more than that all in. It’s been a few years since I shared though, prices may have risen since. If he budgets around £750 that may be more realistic

My son pays £650 in SE10 for a room in a house share. Includes all bills and wifi and a weekly cleaner for the communal areas.

Obviously London isn't a cheap place to live. Is he moving with a job that reflects a rise in salary/London weighting or as a student?

Costs will differ depending on area/postcode and also how many people are sharing the property and bills. I would have him look on spareroom or idealflatmate, or you can narrow down the listings on rightmove and so on to filter what you need to gauge average costs.

He really needs to appraise himself of the cost of living and research living costs inclusive of bills/council tax,any travel to and from the area he plans to live in, or can afford to live in. Factor in weekly shop, all his personal outgoings and understand where this leaves him. Much better to know very clearly what the situation is before making the move rather than planning one and worrying about the cost of rent alone.

There’s quite a big variation in rents and what’s included. Mine includes bills. Others will be cheaper but won’t. Some areas are inevitably cheaper than others. Large council (ex council) properties can be cheaper and well placed.

Hi, check out spareroom.co.uk I've always found a room or advertised for housemates on this site. Will also give you a good idea of prices.
I havent rented in about 5 years but thought you'd be looking at about £800, zone 4 might be a bit cheaper but will depend on the neighbourhood and size of the flat.

For outer zones you do have to think about travel. The best plan is to check underground station at his destination and work around that. Some bus routes and overground are good too but buses can, and do, get stuck in traffic. Where is he aiming for every day?
