Would you rent to us?

We're looking to move closer to my parents and looking for a long term rental. Found what I think would be perfect for us. 4 bed detached house in a village. The tenants are moving out at the end of the month but not allowing viewings. So we've put in an application without viewing.
We're 2 adults 2 teenagers and 2 small dogs. Rent is affordable and we can move quickly.
Letting agent is awaiting a response from the landlord before we pay holding deposit.
The house allows pets.
If you are a landlord would you hypothetically rent to us ?

Any adverse credit ? Does your family income cover at least 3x the rent ?

If you passed the credit and affordability tests and had permanent jobs then yes.

No adverse credit. Average credit score. Earn over 3xrent . I think I'm just overthinking it as we applied on Wed and I thought it would be a quick yes/no

Yes, no reason not to from that info. We rent out a family-size house and therefore that includes a family and pets.

Yes assuming you passed the credit checks I would. Our tenants are always recommended by the lettings agency (as in, we just had 6 viewings and they suggested the applicants they thought we should go with).

Rentals are going very quickly at the moment, my single friend, decent income, no pets or DC is finding it really hard to be 'accepted' as a tenant.

And it be honest, if I was renting a property out and the choice was tenants with pets or without ... I would go for no pets.

We both have perm jobs mainly from home. How would we get the letting agent to recommend us?

Well yes, hypothetically

But I’m a landlord and we get passed a file which basically has the bare details of any tenants applying for the property. So it depends on if you sound more attractive than the other applicants.

Money usually tops it - so if someone is offering over asking price that will usually be the preference.

Couple with no children more preferential, then those with teens, then those with lots of young children (more potential damage)

Whilst I can see why landlords would prefer no children, realistically a couple is not going to rent a 4 bed house, and a family is preferable to a group of sharers. My last landlord rejected a group of sharers in favour of me snd my 2 kids even tho I was sole wage earner then.

Yes I'd hypothetically rent to you in a vacuum but what will make or break it is who else is in the mix. If it's you vs a couple in government jobs with no kids and no pets, you might lose out because a LL will always go for the least hassle tenant (on paper).

You'd be surprised- our tenant is a couple and they rent our 4 bed house (albeit the 4th bedroom is a box room). If they can afford it, they might just like extra space because a 4 bed house generally has more living space/ bigger kitchen than a 2 bed.

Absolutely- although if someone without pets was also interested, I might be more interested in them.

As far as we can tell from the photos the current tenants have a dog so hoping ours would be ok

Next door is a large 5 bedroom house it’s being rented by a couple with one child, he runs his business from home she works in town, there i# no profile that fits all tenants.
Landlords have so much choice and ate likely to choose the tenant they “like”, no more.

Well I wouldn't allow the dogs. But as the landlord has advertised pets okay, then yes hypothetically I would. But as PP has said, it depends on who else wants it... if no pets, that might win.

I rent out a 4 bed and it’s never been a family, alwsys couples. I would say yes to you if you signed a pet damage clause.
