If you could add another bedroom and bathroom toYour house by doing your loft for 48k would you ?

Yes - I'm currently doing this. Builders are here as we speak. We will get two extra single rooms and an extra shower room. This will make the house two doubles, two singles, two bathrooms. The building costs come to just under 48k.

Makes more sense to do this than move for me. Other's mileage may vary.

Yes, but mainly because £48k sounds cheap - it would cost at least double that where I live!

Depends if you love the house, the neighborhood and the location you live in. If yes to all those then yes spend the money doing the house up how you want to.
People are too hung up on getting their money back on investments and property prices rising. Unless you are downsizing it doesn't matter one bit.
What's your risk appetite? You could move to a bigger property but spend more uncovering faults that need rectifying to get it to a standard you are happy to live in.

If I were planning on staying long term and needed the space, I’d consider it but I’d call in some estate agents first and ask for valuation of house as is and what would it be if you did the loft. If you’d get your investment back in value of the loft extension cost, then I would.
