Is 0.5% a very reasonable estate agent fee?

When we sold our London home we haggled the agent down from 2.5% to 1% commission and got the impression that was pretty good. But now I'm selling my late mum's home in the NE England and the agent has asked for 0.5%. I was pleasantly surprised by this, and don't want to haggle if its already very reasonable, but also don't want to be naive - perhaps it's just low because it will be an easy sale with no onwards chain, and still worth haggling (I haven't spoken to other agents yet).

What does the mumsnet hive mind think?

(For background, we do want an agent rather than a diy sale, because we live so far away and need them to hold the keys and do viewings etc).

0.5%+vat is good but IME they work harder if they get a higher commission.

Are they sole agent?

That's very low. We're in the north and in a high sale price bracket so in the lowest % bracket for estate agents fees. The lowest quote we've ever had was 7%.

I can, but its a hassle arranging to meet agents when I'm so far away and just going up occasional weekends. There's a lack of properties on the market in that area, and lots of buyers, so I'm tempted to assume he has priced it low upfront to win my business. We want to sell it asap beforr the grass (andeverything else) starts to grow again! Grin
