4 detached house in naice area in catchment area for good schools and with good road/rail links. Locality is great so what else, besides being appropriately priced, would you want/need and what would put you off?

Help me tweak my house to attract buyers Smile

I'm looking at buying a 4 bed detached in a good area.

Things that I am looking for:
2 bathrooms
Garage and offroad parking
Dining room or office space (ie 2 reception rooms)

Put offs
High density housing - modern estate OK if not high density - do not want neighbours too close
Near busy road
Neighbour issued - eg buying the best house in neighbourhood - no thanks, dogs, too close to school, pub etc

Things that could attract - things can be changed
Decluttered does help
Not too neutral - I couldn't imagine myself there
Not crazy dark paint colours - painting over is a nightmare
Recently done bathrooms and kitchen etc where the price reflects this - why pay over the odds if not your taste
Bedrooms with stickers on the wall
Storage space
Plumbing for washing machine and dishwasher (i've seen 3 houses without recently)
yes please to electric charge point for car
Easy to maintain garden (not loads of beds and borders which need weeding)

We were out off by anything particularly grey or modern.

I remember one house I otherwise really liked but the owners had spent a fortune on a very modern kitchen to try and help it sell (the previous sales brochure we scraped out of the web from many years previously was a lovely much more traditional style). I couldn’t bring myself to spend the money and then either have to live with what was undoubtably a very well specced kitchen for entirely different tastes or rip it out.

We wanted period features or at least not ‘modern’, plenty of space, outbuildings or a cellar, neighbours not too close.

The layout and room proportions would have to work for me. Not stuff you can tweak. Don't care about decor so long as it's not extreme.

Make sure the listing is up to scratch - decent pics, taken on a bright day, if possible. Floor plan. Room dimensions.

Clean.

For viewings, basic thing like light bulbs working. Doors not falling off their hinges or anything else that makes it seem uncared for. House not swamped with a fug of candles and air fresheners because I can't get a good feeling about a house while coughing my guts up!

What would put me off most, is if the price is too high for area & house.

Nothing to frighten the horses like a gloss-purple kitchen

This is excellent advice Grin

House is very neutral; not overly cosy so I'll consider how to improve that without filling it with homely clutter.

House nowhere near ready for marketing so won't post any pics yet but your comments are certainly shaping my way forward.

If you have the right location a lot won’t matter. There aren’t many 4 bed detached in our village and when they go on the market they fly. A lot of the time they never get advertised. So much will depend on your market as to what will really matter and what people expect.

Essential

2 bathrooms one being en-suite
4 decent sized bedrooms. Must be able to get a small double bed, wardrobe and desk in 4th bedrooms
Utility room. This is 100% non negotiable
Open plan kitchen living room with another separate living room.
Driveway
South or west facing garden
Side access

Nice to have
Bifolds
Decent kitchen with at least an eye height double oven or 2 ovens.
Study - converted garage is fine
Spotlights in kitchen, hallways and non master bedroom

This has been so useful. We have a four bed and are in the 'do we stay or do we go so we can release money to retire' dilemma.

I am torn in redoing the kitchen as I presumed people would be wanting new and shiny but apparently not. It does need redecorating so perhaps will do that.

PickAChew · 25/01/2022 00:10

I'm amused by the concept of a separate en suite, mind. Surely an en suite bathroom that is separate is simply a bathroom.

Tullig · 25/01/2022 00:19

Why are bifold doors controversial?
