Could someone help with a few planning/extension questions?

Hi,

Boring I know sorry!

We’d like to put a single story extension on the house down the side and around 6m out into the back garden.

Does the back wall count from where the conservatory begins (so from the original back wall) or from where the conservatory finishes?

We don’t own the house we currently live in yet, how can we find out where the boundaries are before we do this?

We live in DHs childhood home and his mum has asked if we’d like to buy it. We would very much like to but it’s very small. It sounds horrible but if we can’t do the extension we would have to look at moving, so we just want to make sure we can do we’d like to do beforehand.

Is it worth asking an architect to come over to just take a look and advise? Is that what they even do?

Do you intend to keep the conservatory? There’s a certain amount that falls under permitted development, I believe, but I’d imagine it’s less than the extension you’re planning.

Have a look on the website of your council, who might be able to answer some of your questions. An architect is a good idea for detailed plans and they should not what the likelihood is of planning permission being granted for what you propose.

My first port of call would be the council planning website and see if they have any guidelines. I did once ask them a question about a potential extension & they were going to charge for answering the question. My guess is the conservatory will already count but I do not know. It may be worth getting a good local architect out who may be prepared to do a site visit ( in the hope of getting the future business but make sure it is one who is very au fait with the local planning rules.

My guess is the conservatory has taken up some of the extension rules - BUT BUT I do not know. If the house with the extension would suit you & you can afford it I think getting either a planning person or a very good local architect who has had many dealings with your local planning department would be worth the investment.

If someone knows differently on here then - that is fabulous. I do know ( & to be fair this is more building regs than planning ) they can vary from council to council - so I would get a definitive answer from those who are going to sign it off as to where extension can start from. Obviously any plans need to go through the planning process.
