Have you built a house recently?

Have you built a house in the past couple of years and can tell me roughly how much it cost in total?

I have the land already. It doesn't yet have planning but I have spoken to a few people and expect it will be straight forward.

It's currently a field but is close to a road where services are.

We have about 220k equity in our current house.

We are happy to borrow another 150k.

Do you think that for about £370k we can build a big 4 bed bungalow to a decent specification?

I built a smallish 2 bed, to a fairly basic spec for 180k approx. In the garden of my old house so I already had the land.

I think I was told £150 to £200 per s metre is a reasonable starting place. More if you are going for higher spec and are unable to do anything yourselves.

Make sure you have a decent contingency for anything unexpected. (I got hit with £13,000 for electric supply as the in situ supply was at capacity and had to pay for a new supply over 100m, which had to be done over a weekend because it meant closing the road near a medical centre)

Some of the costs are fixed, as in utility supply is the same cost for a 1 bed house as a 4 bed house.

House building is NEVER straight forward

We are doing this to get a bigger nicer house with no bigger mortgage than we have currently so I don't want it to go out of control.
