I keep reading about there being a rough part of Cheltenham and a good part of Cheltenham. Looking for advice please on nice areas please to buy house with budget up to £300k.

We've also been looking at Worcester recently which we've seen mentioned on MN. Can anyone give us info please on living in or around either place or possible other locations we might like.

Love lots of shops, good primary schools, cafes, restaurants etc, plenty to do. We can relocate for work.

Hi
Hestersway, Rowanfield, whaddon, St. Paul’s, st Marks are areas to avoid.

Hatherley, leckhampton, Charlton kings, Bath Road/the Park area, montpellier, Christchurch (although be careful with primary school distances as it is one road away from Rowanfield. But you will struggle to get anything on your budget. Cheltenham property is v expensive.

I know Cheltenham fairly well but not Worcester. What kind of house do you want? How many beds? Cheltenham is horribly expensive unfortunately. Do you want to be in the town itself or one of the villages? In town the areas to avoid would be
Princess Elizabeth Way
Hesters Way
Whaddon
St Paul’s

Pretty much everywhere else is ok. Best primary schools are in
Leckhampton
Hatherley
Charlton Kings
The Park

But saying that nearly all the Primary schools are good. Shurdington Primary is lovely, and in fact Shurdington itself is a lovely area of Cheltenham, and perhaps one of the cheaper areas.

I do agree with pp £300k although a lot of money, unfortunately won’t go far in Cheltenham.

Re Cheltenham, as a rule of thumb, keep south of the High street and east of the railway line. As pp said though, your budget is too small for Cheltenham. You might be able to get a small place in Hatherley. It will be away from the Cheltenham vibe though.

You would def get more for your money in Worcester but it has a very different feel. Other places you could consider would be Stroud, Malvern and Tewkesbury which are more affordable than Cheltenham.

Surrounding areas would also be good.

Could get a lovely 3 or 4 bed in Worcester for 300k- decent garden too. I live in St. Peter’s and really love it, I know a lot of Worcester as we’ve been here a while (the places to definitely avoid are things like ronkswood, dines green, warndon I’m not a fan of!)

There’s lots of lovely countryside about, decent links to Birmingham and Cheltenham, good access to motorways and good shopping, eating and coffee options! Loads of biking and walking paths, friendly folk around too, lots of dog walkers! Lovely surrounding village areas (kempsey, littleworth, broad heath, claines, inkberrow, Upton on Severn) but do check flooding info as there are parts that definitely flood!

Primary schools are great, particular St. Peter’s, you’ve got 3 decent within walking distance. There is a 3 tier system in one (first, middle and high school) but you can avoid this if not to your taste.

High school option is incredible, loads of choice and all great schools, then you have a great sixth form and the uni all reachable. It’s not overrun with students or old folk, a really good mix I think!

this is a recent thread I also commented on, which might be worth a look!

You'd definitely get a house for that money in Brockworth. This one is 3 bed detached in catchment for the a decent school (castle hill)

Hatherley, the Poets area and maybe Fairview / near the train station (Roman Road) you could get away with that budget.

These are a few houses on the market:

Roman Road, Cheltenham, GL51
