When to move - end of Nov or Jan?

Evening,

I have secured a new role, and moving closer will be easier to carry out visits which inform a large part of my role, although there are ways to manage this if I don't move.

Anyway, so my contract for my current place is due to end officially this time next month, however, a rolling contract (monthly) will continue, as the landlord will like to keep me on, if I don't move before then, as she wishes to sell, we don't anticipate her being able to sell for a while due to the time of the year and market.

Saying that, this landlord doesn't tend to take any concerns I raise seriously, and gives a lot of push back before dealing with issues. The most prominent issue being that at the moment the last few days I have heard rodents scattering/crawling in the loft above me (that I don't have access to), and she is refusing to send pest control out about this. I live on my own, and it's all really unnerving hearing the noises.

Anyway, I've viewed a place today, and I'm not sure if I should move at the end of November, or just wait until January (not going to move in December due to it being a very busy month)...

Moving in January will give me more time I suppose.. the issue with moving in November, is mainly that I will have to change my current leave arrangements around , I have time off in the start of December as I'm away, and two weeks at the end of December booked from the week of Xmas, in which I'll be away for a few days.

Not the end of the world, but as it stands now I'll have to take a day (if not more) away from the latter two weeks planned to move on a Friday in November (I wish to only take a fri off due to the little leave left and then I can have the weekend to unpack etc).

Another issue is this constant battle about the noises upstairs...

What would you do?

Start new role in a few weeks, although I am a current employee of the organisation anyway, so me moving is to make it easier to carry out visits. Admin wise, the job involves flexible working and I have a number of offices I can access for admin/printing etc . (My employer is flexible, this is an internal transfer.)

I know you mentioned that moving in November affects your pre-booked leave, but if by moving it makes your role easier I'd move sooner rather than later.

Also, given there are issues in your current property and your landlord is reluctant to address them, I'd consider moving. It would worry me what else the landlord is dragging their heels over.

I'd move in November as it will mean you are settled in for the holidays and works for your job. Taking a day or two off two weeks leave seems ok, and if those mice are in your loft they're also in your home.
