Roof repairs - ££££wtf!!

Loans, credit cards. If it’s seriously ££££.

Get lots of quotes. And see if you can claim on the insurance as well.

I feel for you. What sort of roof repairs? Refixing slates? repointing a chimney? Or a new roof?

I had a few slates slip in the last few weeks. All the pins are rusting through. The slater had a look and is going to glue the loose ones back in place to get me through to spring. Then he's booked us in to strip the roof of slates, rebatten and reslate in April.

I've got his quote (gulp)! At least I have 6 months to try and save up a bit.

We had our roof redone this year. We had quotes between £3,900 and £7k.

We went with one at £4,200 after looking into the companies. We had about 8 quotes. It was tedious.

I knew it needed doing when I bought it, so have been saving since then.

I feel your pain. We had roof repairs needed and we're then told it was at the end of its life, so likely to spring leaks in other parts very soon.

We went the full hog and did fascias, windows and full roof whilst having to put in planning and spending on scaffolding. 24k lighter but pleased we got it done.

It went on the mortgage, which was pretty low by then (3 years left)

Like others we were warned by the surveyor in 1994 that it had about 10 years left. It made 20. So we can't complain.

Roof repair quoted at 7k. Ended up needing new roof which, with various asbestos testing, came to 13k (genuinely, not a scam).

It's expensive!

Actually that was a bit unfair - had some loft work done as well but the main work was the roof.

Unless you live in a mansion that is ridiculously expensive. We have a very large kitchen diner with a flat roof - it’s about 25ft long - and the most expensive quote we were given for the replacing the roof was £4.5k.

Gulp. Roof repairs are never cheap because a significant part of the cost will be the scaffolding.

What’s the breakdown? Can they just relay the non flat roof bit (take tiles off, replace membrane, put tiles back on)?

I had to pay for mine by putting up with leaks, working all the hours god sent, spending vvvvv little money. But it was much cheaper (small house though)

Get more quotes first. Does the main roof really need doing? When we bought an edwardian house in 1994 the survey said the roof would need replacing soon - we only did some minor repairs and although we sold it in 2011 as far as i know it still has the original roof on.

For large jobs i would re-mortgage and fund it that way.

We needed to replace the roof entirely, including rotten joists, upstairs ceilings throughout and work on the chimney. It was a huge job. Cost 11k. Get some more quotes.

I knew mine probably needed doing when I bought it years ago. It ended up in a really bad state and it did cost £££S but I got it done this year after saving up since I moved in a few years ago.
I am looking forward to not having a roof full of birds next summer and not having to worry about a winter storm wondering about what I will wake up

That's a lot of money to just find. I think I'm going to have to spend similar soon on a damp problem I have in my converted basement. I plan to speak to my mortgage provider and get a further advance to cover the cost. It'll spread the cost over several years at the best interest rate around, and I can pay off lump sums if I manage to save more.

I was really lucky as I got free scaffolding from someone I know and a free skip too.

Quotes for everything ranged from £4.5k to £7k. With the freebies I paid £2.2k, so scaffolding and skip were more than half the cost.

My new roof, 40 feet long and 30 feet wide, pitched slate, is going to cost me about £14k depending on how many slates they can re-use. That includes repointing the chimney, scaffolding, replacing some broken decorative ridge tiles etc.

£20k seems like a lot unless there's something special about it.
