Anyone had their house reroofed recently? How much did it cost?

Our fixed mortgage deal runs out in a few weeks and we are planning to borrow some extra money to get some external jobs done including a full reroof. At this stage we just need some quotes but trying to get tradespeople to quote is a bloody nightmare. One came out straight away but 2 weeks later we still don't have the quote. Two others didn't come when they said they would but said they would now come out next week (not hopeful).

It's a 1920s double fronted semi to be roofed in standard red clay tiles. At a rough guess, the house is approx. 12m wide and the roof height is 3.5 - 4m high.

Anyone had a similar sized roof replaced that can give me an idea of cost? We're in the north of England.

I would budget arount £5k but it may be a bit more now given the shortages of materials and labour. We had ours done for just under £4k a couple of years ago but smaller house and ww were lucky with the roofer.

Tradespeople can pick and choose which jobs to bother with. Find out by word of mouth who is actually good (local Facebook group recommendations are a lot more reliable than sites like ratedpeople as bad apples can easily remove negative reviews on the latter) - Then be prepared to wait your turn. We booked ours in 6 months in advance because the tradespeople who are good quality and trustworthy are always going to be fully booked for the next few months.

Ours is being done now, costing £8.5k. New felt and tiles. We are in the north as well. They can reuse tiles to keep cost down but ours were no longer in production so if any broke they would replace with new and look odd. We've had an extension done so our roof looks bigger than yours. Try counting how many rows and how many tiles across to get a very rough idea of the number of tiles and have a look online for costs.

Ours was 9k, we are in north east, we did exactly what Sinooh did, I’d be concerned if a trade could do work straight away tbh.

We're having ours done next week, the quote is £6360. That covers the scaffolding, removing all slates, new felt and batons, re-using slates where possible (replacing any breakages with second hand), flashing to 3x chimneys and new plastic gutters/downpipes. We may have to pay extra if more than 30% of the slates break (they've allowed for up to 30% but we'll have to pay £2.60 per slate for anything over that). We live in a three bed terraced house in Manchester, with an outrigger on the back (like a stuck on bit with the kitchen on the ground floor and the third bedroom and bathroom on the second floor).

We had three other quotes at £8k, £8.5k and £9k for re-using the slates, and we had two quotes at £7k and £7.5k for replacing the slates with new concrete tiles. The dearer quotes were done in July/August and the cheaper quote (which we went with) was given in June - we were lucky he agreed to honour it because building materials costs have jumped up massively apparently.

I knew we got a good deal and that prices would have risen since but it's shocking how much higher the later responses are than my first reply!

The only thing I had to go with is a friend whose Victorian terrace cost 18k to reroof a couple of years ago so these prices are much better than I’d expected. Friend is in a conservation area so had to use slate and has a similar construction to @shangelawasrobbed with an outrigger which might account for the high price.

All 3 tradespeople were recommended and 2 have done my neighbour’s properties so I thought that might make them a bit more reliable!
