As above, looking for a 2/3 bedroom house on a £450k budget.
What are the nicest areas that can I afford?
Requirements- near a train station that goes to London. Not concerned about schools yet as a few years off needing to worry about primary schools.

Tring is nice , cheaper than the nearby Berkhamsted. You'd get a 3 bed semi for around £400k

Do a rightmove search for within a mile of Hertford east Station. I don't live there but have some family there. Hertford town centre isn't great for selection of shops but some nice bars and cafes, there is a theatre and Hertford castle has some good things going on. Also lots of lovely walks along the river and Hartham common is great for kids. Regular trains into Liverpool Street. If we ever left London would definitely look around there.

Work your way up the train line that goes in-between King's Cross and Cambridge and see what you get for your money in each area.

Ie Potters Bar, Hatfield, stevenage, Hitchin - lots of places along that line.

Does anyone know what Stevenage and Borehamwood are like as those areas keep coming up?
Would prefer a green area - somewhere with good walks nearby.

Letchworth.

Goldi321 · 18/09/2021 13:21

Avoid Stevenage!

newmum0604 · 18/09/2021 13:30

Definitely Hertford!

@Goldi321

Avoid Stevenage!
Any reason why? Just curious.

Nothing wrong with Stevenage and it's good value for money compared to Hitchin which is the 'new Harpenden'. The Old Town is lovely and well-situated for the A1. Letchworth is expensive and some schools, especially secondary, are over-rated. Baldock is lovely but pricey. In your situation, I would ignore the naysayers and have a good look around Stevenage.

Thank you for your response. Hemel Hempstead has also come up a lot. Does anyone know much about this area?

I grew up in the local area and family still there so visit regularly. Trying to be polite but locally it is referred to as a shithole. Hertford is lovely, although very congested.

wendz86 · 19/09/2021 17:44

Hemel is pretty ugly looking as a town but there are nicer parts , especially by the canal. Only about 25 mins into Euston by train .

Unicornhorns · 19/09/2021 17:48

Welwyn Garden City and Welwyn are nice green areas with lovely walks.

Research hemel on the up my street website and you can easily see the better areas from there
