Are you a builder? Do you work with builders? Had recent building work?

In which case, please can you come and talk to me about managing builders? We are having an extension done: we've never done anything like this before, it's the most money we've spent on anything other than the house itself. The builders we found are lovely chaps: considerate, hard-working and the quality of the work so far has been very good. The trouble is that they are taking forever. When they are here, they work like Trojans and and absolutely fab. But they disappear for hours at a time to go and get stuff. We had to pause for a whole month because they couldn't get bricks because of Brexit/Covid stuff so we're really behind anyway. DH works on big projects (not building) and is tearing his hair out about the way they seem to not be able to anticipate what they will need one day to the next. I have no understanding of what they are doing but the boss has a bad habit of saying "we'll definitely be finished with X by Y" and when "Y" comes, it isn't mentioned as there was never a chance of him making his own self-imposed deadline.

So, what I'm saying is that they are good at the actual building but crap at organisation/time management and the boss tends to say what he thinks I want to hear. I'm planning to have a conversation with them on Monday to try to get them a little bit more on it. What should I say? Or is this normal? Or is this absolutely awful and we shouldn't put up with it? I don't want to fall out with them but also I want to give them a gentle kick up the arse.

We're currently having building work done and have similar experience as yours so no advice really but we're nearly there now!

We really like them and they're doing a great job but whole thing has taken so much longer than anticipated. Ours very rarely commit to deadlines so v hard to plan anything. Speaking to friends this seems a typical experience except for in one case where they had a project manager but this cost £££ which we don't have and wouldn't want to spend anyway.

Think covid has had a big impact with suppliers to be fair.

I think you're well within your rights to try to get them to commit to deadlines though... I'd imagine you'd need to know if you're arranging decorating /flooring or whatever. You can definitely do it in a nice way but emphasise that you need to know for sure as it will have wider implications. I think builders often have a few sidelines going on so will slope off there if they think you're not bothered.

The main plus about my builder was his ability to project manage all the trades and supplies. It was an 80k project and we had to live at home throughout. I do know getting timber and bricks have been a nightmare but he really doesn't sound great.

Are you sure they're only working on your build. There's so much work around for builders at the moment they seem to have several projects/are off pricing new projects at the same time as the one they've started.

Throw in shortage of supply, not just Brexit but a hangover from the Suez blockage and the global impact of Covid. Materials are scarce and prices are super high.

On that note, make sure if you speed them up they don't get forced to buy at top price which may impact your projects end costs.

@TSSDNCOP I know that he has other projects on the go but he has guys doing the actual work there - it may be that he is sloping off to check on them though. This is the problem of course: we don't have much to bargain with. I'm thinking of a little light emotional blackmail on Monday morning to try to focus his mind...

There are shortages of everything from bricks to cement, angle bead, postcrete,master Crete even builders buckets!!

Not even a mixing paddle here today

They may be trying to source items and have to travel to collect

Not getting better either as haulage chain is broken. It can't be magicked up unfortunately

As long as they’re still communicating with you you’re probably all good. As a project manager the laid back approach my DH takes is maddening, but he does usually seem to get there in the end. Throw in COVID and materials shortages and it’s a recipe for a few delays.

You are letting them use your toilet aren’t you? Wink

It is bonkers atm isn't it. If you know anyone with fire doors, bricks, timber or steels I would be grateful. I am also seeing labour shortages - especially skilled trades.

DH is a builder.

-You don't always k ow what you will need one day to the next, sometimes one hour to the next.

  • Covid, one in one out at the builders merchant means everything takes ages
  • Covid/Brexit shortages means you may order something in advance and it's weeks late

-Sometimes builders merchant don't have everything you need so need to travel to the next one.

Ha! You are all making me feel so much better. I do think that they are decent chaps (and yes, we are now letting them use the downstairs loo because it's nicer than having a portaloo in the front garden) and I think that you may well be onto something that they are having to go from one place to another for stuff. I will still have a chat with them and encourage them to just TELL ME what is going on but I feel better knowing that this seems to just be life at the moment rather than us being shafted somehow.

Building supplies, even for big builders are really very hard to get at the minute.

However, can I ask if you’ve agreed a fixed price for the work? You’re not paying them on a day rate are you?
