Lightbulbs, cleaning products for communal areas, if a fixture breaks (new coat hook for example) things such as this?

Landlord? Split cost? Depends?

I (landlord) pay for light bulbs, coat hooks and small breakages etc. But expect lodger to buy his share of loo roll, tea bags, sugar.

I wouldn't expect the lodger to buy anything really except personal toiletries and their own food. Probably cleaning products for the bathroom if they have an ensuite, but no biggie if they don't.

Eagerly awaits the likely batshit scenario behind the question.

Landlord for lightbulbs, hooks etc but we used to each put 20 month in a pot that was for shared things - bread, milk, butter, toilet roll, cleaning products etc

I don't even think Landlord is the right word here - 'homeowner' maybe?

When it's a lodger, not a tenant, then really absolutely everything, except their own food and personal toiletries, should be included. Set a rent that you feel covers this and job done. In houseshares then a lot of that stuff will be for the tenants to buy between them. But when someone is living with the homeowner then it's a totally different dynamic and I would expect everything to be included.

Landlord for 'maintenance' stuff. Although when you're deciding on the lodger's rent, this kind of stuff should be taken into account.

We charge our lodger one amount of 'rent' that covers not just the room and bills/maintenance but loo roll, cleaning products etc as well as most food – we share a fruit and veg box and tend to use a lot of the same basics like rice, tins of tomatoes etc, and cook for each other a lot, so for us it makes sense.
