How would you make this flat layout work?

Due to a terrible few years and being priced out from our intended next purchase we are now having to rent until the market cools, I get full time work or we relocate and this is all we can temporarily afford.

We are 2 adults & 3 kids (dd6, dd4 & ds1). How can we make this small space work and where would you place items?

I co-sleep with the baby and my girls will have a bunk bed. Dad sometimes sleeps with baby and I but often sleeps in a single bed.

The living/kitchen/dining area is so small I'm not sure how we could squeeze a small table or sofa in, but ideally need some sort of table in.

If you were in our situation how would you plan the rooms out?

Does a small table fit in the bay with a sofa opposite the wall the kitchen isnt on

Adults in Bedroom 2, as it is next to the sitting room, so TV noise etc won't wake the children

Older 2 in bunk beds in either of the other bedrooms, depending on how blackout they need to be for sleeping, and the baby in a room which doubles up as the playroom with most of the toys in there so it keeps the sitting room relatively free

If the baby needs blackout to sleep, then the older 2 in the room with the bay window, if not, baby plus playroom in the bay window room as it has more space.

Dining table in the bay window of the sitting room, sofa along the wall opposite the kitchen units, and maybe an extra armchair between the sofa and bay window

Make bedroom 2 a living room - dad can sleep on sofa in there if he doesn’t want to sleep with you and baby. Table in kitchen. Double bed in room with bay window, bunks in other. Use hall space as much as you can, book cases will go in a hall for eg.

Could you put older two in bunks in bedroom 3, have parents and 1 year old in bedroom 1 and use bedroom 2 as a lounge? Or is bedroom 2 too small?

Bedroom 1 living room with sofa, tv and space for kids to play. Bedroom 3 for bunk beds. Bedroom 2 your room with baby. Husband can take sofa in living room if needed.

Table in kitchen/diner, with additional small sofa if space and finance allow, or at least a nice mat in the window area for the baby and girls to play on while you're cooking etc.

Save on sofa space- www.made.com/flynn-dining-bench-graphite-grey It definitely fits your family as I had 3 adults over yesterday, in addition to me and DH. I don't have a separate reception and this is what I have in my reception room (which allows space for my hubby's double monitor home office set up). Put this in the living/dining area.

I would put your girls in bedroom 1 with their toys +
you in bedroom 3 in a small double with cot for baby.
Bedroom 2- sofa bed for dh + tv on wall + wardrobe for both your clothes.

I would make bedroom 3 into a dining room with a small sofa bed/chair if it will fit. That way dh can sleep in there if needs be, and can be used as a study/office for school work etc. Give your girls bedroom 1 so it can house all their toys, and you have bedroom 2.

You can, if you hit CRTL and + together on the keyboard. Repeat until you get the enlargement you want. Works for me on desktop.

Bedroom 1: double bed for you and baby, would the bed fit into the bay window so you can make more use of the room space?
Bedroom 3: girls bedroom with bunk beds to the right of the door.
Bedroom 2: single bed for dad plus play space for the kids or maybe a desk area if you need it.
Kitchen/reception: I would set up the living space around the window, and then have a dining table against the wall that backs the bedroom - you could use a table that either half or all folds down when not in use of the space is restricted.

You need a drop leaf table like this and stacking/folding chairs. Get a sofa bed or day bed for your DH or turn the single bed into a day bed with cushions so you can use his bedroom as a playroom/study/TV/dining room during the day, whatever suits your needs best.

It depends how much stuff each person has and whether they use their bedroom for anything other than sleeping. You could have:

Bedroom by living room: DH and dual purpose room
Small bedroom: you and DS with just clothes storage for the baby. You and DH use the external storage for clothes
Bay window bedroom: DDs and their toys

Bedroom by living room: DDs
Small bedroom: you and DS with just clothes storage for the baby. You and DH use the external storage for clothes
Bay window bedroom: DH and TV room, and have the living area as more of a family area with all the toys and just a small sofa in the living room
